A unique property in Lake Como with a wonderful lake view walking distance to the center of the cozy town of Brienno, a fascinating small village, just 400 inhabitants, dating before the year 1000, still unchanged over time with its ancient streets, flowered balconies and narrow stairways.
Villa Filanda is a former silk spinning mill dating back to XVII century carefully and tastefully converted into a modern and very elegant accommodation, in order to offer to its guest a very pleasant and unforgettable holiday.
In the past being on the lake waterfront was very important for access to large sailing boats, thanks to this position today the villa’s guests will have a private and direct access to the water, and offers a spectacular views from outside and inside the property. The villa exhibits original contemporary artworks.
There is also a possibility to host a large group up to 36 people in 9 units in a building located behind the main villa, each with separate entrance. The property could be a perfect location for events, such as meeting, team building or weddings.
Please note: the two buildings are free- standings and the units do not affect the privacy of the villa.
The large open space located over the villa is available on request only for our guests but cannot be rented separately for events. It has its own access from the pedestrian road behind, and sometimes it is used for practicing yoga.
The beautiful private garden is about 200 sqm. it features infinity swimming pool (6,75x3,45 mt, depth 1,40mt) directly facing the lake, and outdoor furniture for enjoy al fresco meals. Parking of 2 regular size car (no space for a minivan), is set on the road level 2 levels above the villa, it can be accessed by stairs or elevator.
The interiors of the villa are about 400 sqm and develop in 3 levels.
Ground floor: a covered front porch, which leads to the garden give the access to the villa into a spacious living area with French doors facing the lake and garden, a second living room with sofas and very well-equipped kitchen, which also have access to the porch, just few steps below there is a spacious dining room with very large table for 16 people.
At the upper floor there are 3 double bedrooms, guest can choose if have twin beds or double, 3 bathrooms with shower, and a Master bedroom with double bed, (it can be also separated to become twin), ensuite bathroom, dressing area with wooden tub and a sofa bed for two.

Rental Roles:
A 30% Non refundable deposit is required upon confirmation; the final balance is due within 75 days prior to arrival.
Minimum stay 1 week; changeover day: Saturday.
Check-in: from 4pm to 7pm; Checkout: 10am
Security deposit (Refundalbe):
Euro 2000 that will be collected on arrival and it will be returned upon departure less any charge in case of damage to the property.

Please note: the pool can be heated up to 28°C; to reach the ideal temperature it can take up to 48 hours (depending on the external temperature); if the villa is booked the previous week, the heating can be activated only after the check-out and therefore the temperature of the water could not be ideal exactly at the moment of arrival of the guests but only the day after.
