Situation
In a tranquil, slightly elevated position, while offering
the serenity of a fully rural setting with gorgeous views in all directions, the house is situated to the south of Groombridge, approximately 1.7 miles and equidistant to the hamlet of Withyham and perfectly positioned for all that village life has to offer. The thriving village of Groombridge has an active community with a local store, post office, bakery, pubs including The Crown in Old Groombridge and a village cricket ground. Withyam has a local village hall and the historic Dorset Arms public house. The sought-after Royal Spa town of Tunbridge Wells is about 5.7 miles (The Pantiles) where there are fabulous boutique stores, nationally known shopping, cafés, bars and restaurants, theatres and art centres. Tunbridge Wells mainline rail station has services to the City of London and the West End London in under an hour.
Apart from the Crown & the Dorset Arms there are a huge number of quaint, cosy, and classic old English pubs in many of the villages within East Sussex and Kent.
Also the famous coastal city of Brighton is less than an hours drive, and the world famous Hever Castle (King Henry VIII) & Chartwell (Sir Winston Churchill) are both a short drive from the house. Some of the finest golf courses in the country are close by including Royal Ashdown Golf Course & Royal St Georges, Sandwich.
There are some beautiful walks close by including the lovely Ashdown Forest & Harrisons Rocks & access to numerous other stunning country walks using the large network of public footpaths. For children, the Spa Valley steam railway & AA Millne's Winnie the Pooh are to be found in the two closest villages of Groombridge & Hartfield respectively.
