NO SHOES INSIDE THE HOUSE THAT WERE WORN OUTSIDE
No smoking anywhere inside the house
All Tenants who are staying at the property must be a minimum age of 25.
(Unless it is a family, where parents staying with the children)
Absolutely No parties or events
Small Pets are allowed (However if per not reported it be a $500 fine)
NO FIREWORKS-$500 violation fee
Unproperly stored garbage - $500 violation fee
NO loud music allowed after 8 pm - If police called by neighbors it's $500 violation fee
Smoking inside of the house - $500 fine
Base price is for 16 guests . If any additional visitors (for a dinner just swing by etc it still will be charged as an extra guest, please provide a total number of guests/visitors during your stay).
There won't be refund for extra guests if your total will change before/during your stay . (if you booked for 14 and then only 12 will be coming , there is not refund for those 2 guests .)
If you are unsure about a number of your party you can book for a certain amount of people and then alternate "up" to adjust to a higher amount of guests. If extra guests are not reported before the check in , but detected , 100$ per extra guest per night will be applied .
Please understand that more people equals more wear and tear and the money goes to maintain a certain standard in the house.
We provide the grill and the tanks , but the guest are responsible for the propane to be in it (you can refill it at 15$ at nearby wall-mart or bring your own
You have to take out and dispose the garbage after yourself and make sure you recycle . ( local dumpster(8 min away) is open Saturday, Sunday, Tuesday , Thursday . You can utilize it on those days to dump your trash ) the rest of the garbage you'd need to take with you ,additional House rules will be emailed to you for your signature, please ask for a copy. Your id will be required
Take all your perishable food with you
Cleaning fee includes basic cleaning , extra heavy dirt left behind will be extra fee (dishes, food etc.
When you check out , please close all the windows and doors. Turn off all the light and water,
AC, Heat etc. Check that range and grill are turned off
Make sure the sauna is turned off after the use.
Put hot tub on 85 degrees when your u leave.
Please follow rules for sauna and the hot tub that are located in the house
Please treat this home as your own
Early check-in / late check-out options available for an additional fee of $250 (subject to availability)
Damage deposit
A pre-authorization of $2000 is due 3 days before arrival and released 3 days after departure
Payment Schedule
50% due at time of booking.
Remaining balance due 1 days before arrival.
If you break something , please either replace with same item or notify me before my cleaning company will as it will cost more at that time .
Proms and other events are considerate case by case at the double price rate and extra 1000$ security deposit (no more than 16 people)
