Nestled on the hillside of The Wimberley Valley, The View at Eagle’s Nest is an 11-acre property with scenic views of the Texas Hill Country. Ideal for solo travelers, couples getaways, or large groups up to 24. Enjoy privacy and relaxation in our comfortable guesthouses each with their own kitchen, living room, and bathroom. A party room with panoramic windows is perfect for gatherings, workshops, small weddings, meetings & events. The adjoining 850 deck is a wonderful place to simply enjoy a glass of wine and soak in the views. Property amenities include:

Shared Deck: The Panorama Room is a duplex with an adjoining unit called The Nest. If there are guests lodging in The Nest, the deck will be shared and we'll place a divider on the deck for privacy. The deck is very large so even if shared, there will be plenty of space for you and your guests including the hammock.
Road Noise: When outside on the deck noise from the road may be audible.
Events: The Panorama Room is a unique and versatile space. With its great views and spacious floor plan, it can be converted into a multipurpose event center, perfect for business meetings, birthday parties, rehearsal dinners, reunions, art receptions, yoga classes or other workshops. The bed is a murphy bed so it will fold up to create an open floor plan for your next event. Your guests will enjoy the spacious 850 sq. ft. deck with stunning hill country views. Accommodates up to 40 people. Please inquire about additional rates for events.

Rental Rules
We love that we can share our home with you but please treat the home, belongings, and property with care. We reserve the right to remove guests without refund for violating these house rules, misuse of the space as a short-term lodging accommodation, or conduct that disturbs the general peace and comfort of other guests, managers, property caretakers, and homeowners.
1. Property has a septic system. Do not flush anything other than toilet paper. No feminine products or “flushable” wipes should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages exceeding $1,000.00 USD.
2. Parents/Guardians must closely supervise their toddlers and children at all times.
3. No Pets. The security deposit (also called “damage deposit”) will automatically become forfeited and guests may be asked to leave without refund if the pet cannot be relocated. We are happy to provide pet sitter recommendations!
4. No Unregistered Guests. Please abide by occupancy limits. People other than those set forth above may not be on the property at any given time. Any person on the property is the sole responsibility of Guest. If there are more guests than disclosed in the Rental Party, Guest will be charged $50 per additional guest for each day of the reservation and all guests may be evicted without refund and a $250.00USD service fee.
5. The property is privately owned; the homeowners and/or property manager are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any loss or harm arising from their use of the premises or others whom they invite to use the premise.
6. The Homeowners, Bonhost LLC and its representatives are not responsible for the loss of personal belongings or valuables of the guest. There is a $25 fee plus cost of shipping to return items left behind if found.
7. No illegal substances are to be used, sold, or distributed on the property.
8. No parties and/or loud music. Please respect the neighbors and their privacy. The property is equipped with a noise monitoring system. Excessive noise may result in termination of your stay without refund and a $250.00USD service fee.
9. Keep the property and all furnishings in good order. If any furniture is moved, please move it back to its original position upon checkout.
10. Smoking is allowed outside only. Please dispose of cigarette butts in the outdoor trash. You will be charged $500.00USD if we suspect smoking indoors and additional remediation expenses may be imposed.
11. Only use appliances for their intended uses. Unplug after use. Ensure the stove and oven are completely turned off after each use (make sure knobs are in the off position).
12. Practice safety at all times.
13. Parking: Please refer to house manual for parking instructions. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
14. Housekeeping: Please keep the home tidy and follow checkout procedures. There is no daily housekeeping service. Daily maid service is not included in the rental rate.
15. Checkout is at 11AM. Late checkouts may be subject to a $30/hr fee as we often have new guests arriving and schedule cleaners to arrive soon after 11AM.
16. Weather, Disease, Acts of God and Unforeseen Circumstances: Bonhost LLC, homeowner, and their respective representatives, are not liable for any inconveniences, delays or Guests inability to access a unit as a result of any temporary or permanent issues which arise from weather, construction, road closures or conditions, natural disasters, reasons for travel including the cancelation of events or conferences, government orders, diseases, pandemics, viruses, illnesses, closings, pollution or other acts of God which are beyond Bonhost LLC’s control. No refunds will be given for any inconveniences, delays or cancellations due to, but not limited to, aforementioned conditions. We encourage Guest to purchase a travel insurance policy that will allow you to cancel for any reason.
17. Wimberley is a Dark Sky City, which means turn off your outdoor lights in the evening. This will increase your star gazing opportunity and saves energy!
18. Quiet Hours between 10pm-6am.
19. Use of The Panorama Room for gatherings is not granted with your reservation. A separate event fee and rental agreement is required for use of The Panorama Room for gathering.
20. Burn ban may be in effect. Central Texas and especially the Texas Hill Country is prone to fires. Please check the Hays County Fire Marshal website here to see if the burn ban is ON or OFF.
i. No fires on the wooden deck.
ii. No fireworks please!!
