PROPERTY RULES:
1) Each guest must be registered before arrival, must send their identity document and must complete the contract with the information of all guests. Also show your Identity or Passport document at the time of check in.
2) Depending on the property a Rental Agreement sent via DocuSign is a mandatory and must be completed at least 48 hours before your arrival.
3) The entrance of unregistered visitors to the property is not allowed.
5)The use of the property is only allowed for residential, business or leisure purposes.
6) Any damage caused to the property belongings must be notified by the guest to the company to avoid overcosts and longer repair times.
7) It is strictly forbidden to smoke any type of substances in the property, including cigars and tobacco there is a $1000 USD fee if there is evidence or you are found smoking inside the property.
8) It is forbidden to bring pets of any kind to the property without a written confirmation from your host
9) Sexual tourism within the property is totally forbidden.
10) Children must be accompanied by an adult at all times.
11) Every time you leave the property, turn off the A/C (If applicable) lights and make sure the windows and the entrance door are locked.
12) Please remember to keep the keys with you at all times, try not leaving them inside or losing them to avoid additional fees. A locksmith and a key replacement will have surcharges varying on the type of door and time of service.
13)To help to conserve the environment, we ask you to be responsible for the consumption of water and light.
14) Check-out is set at 11:00 a.m. Please throw the trash inside the apartment in the trash chute or proper dumpster. Manage key handling with your host or if there is a key reception at the place drop them as indicated. Please make sure to inform your local expert or your host where did you drop off the keys. Plan ahead your check-out.
15) You must not use soap in the Jacuzzi.
16) It is strictly prohibited to use the property for commercial purposes or for photo shoots.
17) Tenant is solely responsible for the use of the swimming pool or roman pool (the Pool) located on the property, and the Host has warned the Tenant of the dangers to Tenant that could result from the use of the Pool since there is no lifeguard on duty. The Tenant hereby releases the Host, his heirs, successors, and assigns (collectively Releasees) from all liability for any physical injury or death to the Tenant that results, directly or indirectly from the use (accidental or otherwise) of the Pool. Tenant further agrees to indemnify and save and hold Releasees harmless from any loss, liability (accidental or otherwise), attorneys' fees, damage, or costs that Releasees (or any of them) may incur arising out of or related to the use the Pool, whether caused by the negligence of the Releasees or otherwise. The Tenant fully understands that the use of the Pool involves risks and dangers of serious bodily injury, including death (Risks), and understands that the use of the Pool and surrounding areas will not be supervised by any of the Releasees, and Tenant fully accepts and assumes all Risks and all responsibility for losses, costs, and damages Tenant incurs as a result of using said Pool or surrounding areas.
*Key replacement can vary depending on the kind of key and the type of door but could cost anywhere from $50 to $200 USD. If it's an electronic key the replacement fee will be according to each case.
*Late Check out: Please be advised all checkouts must be done before 11 AM otherwise we will have to charge a late checkout fee, have a written confirmation 48 H before your departure to assure late check-out. In some cases, we will grant a late check out with no extra charges upon availability. If you do not follow check-out procedure there will be an additional fee: $40 USD x hour and up to the total cost of an additional night if required.
*As a legal company, we must collect and remit 19% VAT from each group, this will be collected upon arrival. Tourists, foreigners, and residents in other countries are exempt from this tax if you prove a valid passport stamp.
*The villa is located in a residential complex. For this reason, we do not allow social meetings that involve a high level of noise, or consumption of alcohol and/or drugs that may disturb the neighbors. We highly recommend keeping the music and gathering inside the villa, 8pm during week days and 9pm during weekends. Please avoid getting fined or evicted. Not complying with the above will obligate us to call the police and apply the corresponding sanctions, including immediate eviction from the property. There will be a fine of $500 USD to the group who don't comply with this. This doesn't mean you cannot have fun and relax in the property while playing music at a decent level.
