The Space:
NOTE: This is a listing for TWO separate units. Each unit has 3BR/2.5BA. Units are next to each other.
The house is spacious yet Cozy, suitable for a family, group of friends, or business travelers. It has all of the amenities necessary to enjoy your stay - complimentary shower liquids, high speed internet (400mbps) for work from home, a Roku smart TV with complimentary Netflix, Hulu, Disney+, and ESPN+, where available fresh linens, and in unit laundry. Parking included with a single garage for 2 cars and free street parking! What's not to like?!

Guest Access:
Guests have access to the entire place. **Note that CozySuites uses the garage in one of the units as storage for cleaning supplies and linens to ensure that your unit can be well maintained and cleaned! That garage will be locked to guests.
The Neighborhood:
The Heritage neighborhood is a very historic neighborhood just southwest of Hyde Park and north of UT and West Campus. This is part of old Austin with many old homes and large yards within walking distance to dozens of restaurants, bars, shops and stores.
Getting Around:
Located at 501 W. 30th Street, we are walking to restaurants and bars. It's a a short Uber/Lyft ride or drive to all the major attractions Austin has to offer. If you are feeling adventurous, use the dockless Lime/Bird Scooters!
Other Things to Note:
Security camera/recording device — Front - Facing entrance; camera is turned on 24/7 (no audio) and records people coming in/out of the listing.
No smoking
No pets
No parties or events
Late check out fee is at $50/hour
There's a $100 penalty fee for removing smoke detectors
No weapons or firearms allowed of any sort. Violators will be reported to police and the contract will be immediately terminated.
Although rare, accidental damage from guests does happen and traditionally this was managed via a security deposit by the guest or by the owner charging the guest for damages. This is highly unpleasant and puts a bitter taste in everyone's mouth. With our “all-risk” protection, all accidental damage by the guest up to $1,500 is covered unless it’s specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage. Relax and Enjoy the stay! It’s vacation time, so enjoy it with the peace of mind knowing that if an accident happens and damage occurs, you are protected with CozySuites' coverage! A $49 damage deposit waiver has been included in the cleaning fee for this incidental coverage. This applies for all reservations made on or after 1/1/2021.
To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
Minimum age requirement of primary person booking should be:
1. 22 years old for out of town guests
2. 25 years old for local guests
Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 10pm-7am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.
Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.
