Welcome to our beautiful riverfront, 2800 sq.ft. three level home on the Rappahannock River! The cozy family room, the HUGE game room, a 3rd floor play area with home office desk and gigabit mesh internet, screened porch, covered/uncovered patios, fire pit, grill, and six person hot tub... this house is the "getaway from it all" dream come true. There's a small shared beach onsite or your own private pier. Sunbathing, swimming, crabbing, 4 kayaks, 2 paddle boards, and more!
The space
2nd Floor
The main living space with a fully stocked kitchen, spacious eating area that seats 8 at the table and 2 more at the island bar. Comfortable family room right off the kitchen with 55 inch TV. Every TV in the home has either Apple TV or Roku apps to use your preferred streaming services. The master bedroom is also on this floor with a private master bathroom. There is another queen bedroom with access to a separate full bathroom on this floor. The screened in porch off the family room is our favorite spot in the house, incredible views of the river, and some of the most amazing sunrises you'll ever experience! It's the perfect spot to enjoy your morning coffee or a cocktail in the evening (or also morning!).
First Floor
The first floor contains one huge game/TV room (foosball, ping pong, air hockey and video arcade that has 3000+ games) a large table for eating/games, TV area for movies and lounging, 2nd refrigerator for drinks and snacks on hand, and an industrial sink/cleaning station for preparing and cooking crabs or fish caught in the river. This floor also has a full bathroom with shower so guests don't have to leave the area when they're having fun. This is the perfect area for older children or teenagers and it also leads out onto the covered patio that has a great lounging spot for a group with a hot tub. The first floor has exterior only stairs on front and back of house to the 2nd and 3rd floors, more like a beach house setup. There is an Alexa based intercom set up in the 2nd floor kitchen that connects to the game room and 3rd floor for easy communicate back and forth. Washer and dryer are also located here and open to guest use.
Third Floor
On the 3rd floor there is a "kids sleeping area" with three twin beds, a small play area with a TV and a small home office. Another large room with two queen beds, 50 inch tv for movie nights and access to the 3rd floor private deck. These two bedrooms share a full bath and one large closet. We have a high chair and pack n play available for little ones.
There is a boat slip very close by (.2 miles away), please let us know if you need access to this while you're staying there, there is an additional one time fee, for using the boat slip and dock to tie off. We have four kayaks, two on top, one sit in, and one tandem sit in, as well as two paddle boards. These and the beach are shared with the home beside this one which we also own. There are a variety of life jackets for guests to use. You will need your own river/water shoes, we recommend all guests use them anywhere outside. Virtual Work/Learning
We have gigabit Internet, the fastest residential there is, with multiple base stations blanketing the house meaning there's no work or school project that can't be done while here. There is a desk and comfortable work chair on the third floor to work at as well.
This house is also great as a winter vacation spot! The hot tub on the covered patio, fire pit and electric fireplace inside all make for a very cozy and warm getaway when it's cold out. There are also several nearby quaint towns to visit and explore, Tappahannock, Irvington, Kilmarnock and many others on the beautiful Rappahannock River.

Pets
We are dog friendly but just need to know what you plan to bring ahead of time. We ask that all dogs be kept off the 3rd floor carpet and there is a $100 additional cleaning fee. Send request for pre-approval and we can send back the request for additional fee. Violating those rules will forfeit the security deposit.
Stairs
Just as it looks, this house is a beach house in style and layout. The first floor game room does not have interior stairs to the rest of the house. The second floor is where the main living space starts. The outside stairs are covered, so there is no worry of getting around in the rain. The third floor has interior stairs are a bit steep and narrow, or exterior extra wide covered stairs to reach with no problem. It's all totally normal for this style of house but guests who have a hard time with stairs should plan accordingly.
Provisions
There will be enough paper towels and toilet paper to cover guests for their first day, so people don't have to run out immediately to the store. However, we do not stock the house to cover an entire stay. We do always keep extra trash bags under the sink. Each guest will have a towel set, and we try to put out an extra towel or two to have just in case. We recommend guests to bring beach towels for water/hot tub activities- or you can use the washer/dryer we have onsite!
Checkout & PITA Fees
Below are the checkout steps sent at the end of your stay. If leaving a house like this as nice as you entered it isn't for you, we'd recommend looking elsewhere. We love doing this and love our guests but we've been taught too many times over this all unfortunately must be spelled out. We will charge $15-$25 per item not completed and will send an additional fee request after your check-out. The fees are listed above and cover the time and resource needed to fix the issue as we do not live nearby. Specific damages will assessed for parts and labor and be sent separately with photo evidence for review.
• Checkout time is 11:00.
• Place house trash bags into large blue container on outside of house. There are two containers for use. If for some reason that was not enough for your stay please purchase and use a large thick trash bag for any additional trash and place beside can outside.
• Place recycling into green can outside.
• If you are checking out Sunday or Monday, please pull cans to end of driveway for pickup service which occurs Tuesday. Facing the road please put them on the left side as not to block the mailbox. If you have more trash than the containers hold you may place one more large bag beside them for pickup.
• Strip sheets off used beds, collect used towels, place everything in or around white mesh hampers next to washer/dryer.
• If house thermostat is on manual please change back to Per Schedule.
• Clean out refrigerator, take or trash all leftover food items.
• Walk property and check for personal items or anything out of place.
• Log out of any streaming services you signed into.
• Turn off all lights, appliances, TVs etc
• Turn off the Split AC Units.
• Refill hot tub if it was left open too long and water level has gone down. Letting water get too low will burn up the motors requiring $500 or more in repairs.
• Close and lock all windows.
Lock all upper house and lower sliding doors, and return key to hook in kitchen.
