With amazing views of the Wasatch Mountains overlooking the valley, spend time on the top patio to enjoy the gas firepit and spectacular stargazing, or relax under the covered & heated patio for morning coffee and birdwatching. The kids will be in heaven with a playroom full of toys, books and games for the entire family! Well-behaved pets are welcome with written approval.

NEIGHBORHOOD
There are hundreds of miles of biking/hiking trails on the neighborhood mountain. Guests have quick access (5 min or less) to Mountain Ranch Bike Park, The Ranches Golf Course, Ridley’s Grocery store, Ace Hardware stores. Skiing opportunities include 45 mins to Sundance Ski Resort and about an hour to over 10 world renowned Utah ski resorts.
NOTES
- Pets: We allow pets on a case-by-case basis here. The home is thoroughly cleaned between each reservation, but pet dander may be encountered during your stay. If you are interested in bringing your pet, please see our House Rules section for more details.
- Rental Agreement: We ask all of our guests to read over and sign a Rental Agreement before accessing the property. Look for the link in your confirmation email. IMPORTANT: Without a signed contract, your check-in details will not be sent. To avoid any delays, please sign the contract as soon as possible.
House rules:
- No unregistered guests. Parties or events must be approved by host. See Event policy below.
- No smoking, vaping, or illegal drug activity is allowed anywhere on the property at any time
- Approved pets are allowed. Please reach out for more information
- Quiet hours are from 10 pm to 8 am
- No eating or drinking in the bedrooms
- Remove shoes within the home
- Basic pickup is required before departure. Please do the dishes, take your garbage outside
- Check in and out on time. Alternate check-in/out times may be available for a fee

Pet Policy:
- Pre-approval is required for ALL Pets, including service animals which are always approved and not charged. This is an insurance requirement.
- Crate when left unattended.
- Keep off all bedding: if your pet sleeps with you, you must bring your own sheets/blanket. Animals are not allowed on our sheets/blankets.
- Bring and use a sheet or blanket of your own to cover the living room furniture if your pet will be on the furniture.
- Pick up your pet's waste and dispose of in the outside garbage only.
- Pets may not be bathed as this clogs the drains
- Be considerate of neighbors and control barking especially between the hours of 10pm and 7am
- You are responsible for any damages caused by your pet
- $35 PER NIGHT up to $150 PER APPROVED pet fee (excluding service animals)
Event policy:
- All events must be approved by the host before the booking is confirmed
- Please disclose the estimated number of guests for the event. If more than the maximum guest limit is estimated - even if guests are not spending the night - the property’s maximum guest count and any associated fees will be applied
- Parking must be restricted to available spaces solely on the premises. Do not park in front of the neighbors. If there will be more cars than we can accommodate, we suggest parking elsewhere and carpooling to the home
- Please take excess trash with you upon departure
- Keep noise at a respectful level for surrounding neighbors
