Very spacious 4 bedroom 2 bath home with an open and connected floorplan
~2200 sq ft home and 0.3 acre lot - two full baths, studio, and two large permanent dedicated workspaces.
While in the backyard, you might forget for a minute that you are in the giant metroplex of DFW. It has a special vibe I think. It sounds dramatic but it's true. There are two huge old trees on the lot with squirrels and birds around.
My home is comfortable, practical and has everything you need and probably more than you need.
It will always have high quality paper towels and toilet paper (IE the small quality of life things) along with good coffee, snacks, etc (all free) because I actually live here and this isn't some tightly budgeted business.
It has been thoroughly tested by me and friends living here for years. The house will be all yours though. Make yourself at home!
3 bedrooms are available - two with King beds and both extremely comfortable - the master has a Purple mattress and it’s the best
The Office/bedroom has a brand new full memory foam bed
Two very comfy chaise sofas - the red suede one has a sleeper queen mattress (not in the pictures yet sorry)
One electric recliner transformer couch that could also be a sleeping or nap spot
The fourth bedroom is used for storage and locked

I do have a cat that lives here/outside most of the time. Please read below but if this is a dealbreaker let me know and she will stay elsewhere and the house will be cleaned either way.
Her name is Mags and she's a sweetheart, but you can close the doggie door if you don't want her around. She’ll probably come if you call her. In general you don't need to worry about her or feeding her, and she is kept out of the bedrooms. I think most people will find her to be a nice little bonus. Kids love her and she loves everyone. She has convinced many people so far that cats aren’t so bad. Beware though you or your kids might want a cat afterwards :) If you have minor allergies I think it will be fine. I was very allergic to cats as a kid and I have zero issues with her. She is small and clean.
LOCATION
There is a lovely 4 mile long green belt down the hill to the walking trails and waterway that runs through Farmers Branch. It leads to the rose gardens and several parks.
The neighborhood is quiet, filled with old trees and nice people. It's an older modernized DFW neighborhood but with lovely homes. It’s near the wealthier part of Farmers Branch by the country club. Farmers Branch is odd since it is within the Dallas zip codes, but frankly it is a much better run city that invests more in public amenities like parks, trails, events, things for families.
The location is EXCELLENT for walking. I am very lucky that the city of Farmers Branch built a dog park, sand volleyball courts, renovated gym, rose garden (beautiful in Spring), pickleball courts - all within easy walking distance ~5 min of the home.
Even the new Joya Glow park and rose gardens you could walk or bike to easily but they are further than the rest - a pleasant 20 minute walk along the greenbelt
Beyond walking:
- 10-20 min drive to downtown Dallas, Carrollton, Addison, Frisco, Las Colinas, and more.
- 25-30 min to Fort Worth
~15 min away from DFW airport and Love field
- 25 min to the Rangers' new ballpark Globe Life Field (message me for sneaky free parking)
This is why I bought the house originally and for the quaint neighborhood. It is right by 635 and 35 - two of the larger highways in Texas and no tolls - but far enough that there is zero traffic or noise. Honestly, there is never traffic anywhere in Farmers Branch as far as I know. It’s an anomaly within DFW. The house is likely close to all the office and business hot spots if you are traveling for work. In my opinion, Farmers Branch is the best location for getting around DFW, and even more so if you'd like to explore more than Dallas proper. DFW is huge and things are sprawled out, but Farmers Branch is right smack in the heart of it. To be honest, there isn't much you will want to see on the east side of Dallas (maybe White Rock Lake), and this is the only far away drive.
Is this a cookie cutter Vrbo house, or a flipped property run by a real estate business or big private investment fund? No, but it is extremely practical, comfortable, functional, and I like the art and collection of things I've gathered here. It has gone from owner to owner since it was built and was never rented out or flipped. I think it’s cute but you can be the judge of that.
It is certainly spacious and you will have a hard time finding a more open floorplan anywhere near this house without costing much more.
The bedrooms are all off to the side of the home and then the studio/living room, kitchen, TV room, dining area are all connected and open. It makes 75% of the house feel very spacious with several gathering areas with different vibes including the very large backyard.
The TV room has 10 windows and 2 skylights. Always sunny and bright with a nice view of the backyard trees, birds, and squirrels
All brand new bedding and towels
High quality A/C and Heater -- Compressor replaced in 2021, no issues with the hot summers thanks to the shade from my big trees
A huge office/studio/living room -- this is a converted garage and at times an art studio - my favorite room
My desk is in there with a keyboard, mouse, dual monitors and you are welcome to use these. I've provided cables but you would need your own laptop.

Great home for remote work. Two offices and options for about 4 large workspaces throughout the home
Large kitchen, high height kitchen table & chairs, modern high end appliances (washer, dryer, fridge)
Water filter on the kitchen sink faucet (cold only)
For the coffee snobs - there are supplies for pour-overs, french press, fancy burr grinder, normal coffee machine, and Keurig
ENTERTAINMENT
60" TV with a free giant movie & TV show library -- (and Netflix)
Plex is the app that can stream more or less any movie or TV series, little known secret. I'll have my library on there but you're free to request anything you'd like to watch
Lots of board games including more complex ones, ask me for recommendations. If I am missing a common one that you want to play just ask me and I'll order it.
Big doggie door (can be covered) and flowing pet water fountain plus bowls
The patio you will likely notice looks like it was hit with a cyclone of paint. My friends, family, and I have done a lot of splatter or freestyle painting here (flinging, pouring, whatever). It's very fun and I highly recommend it.
No training or talent needed. I can provide some of the supplies but high quality paint for this isn't cheap if you want to paint something to take home. Feel free to make a massive mess on the deck with the paint, that's half the fun. I'd recommend aiming at a canvas but do whatever sounds fun. I can promise you that you won't find another Vrbo that offers this :)
