You will love this warm, spacious, family friendly house in the heart of Mangawhai Heads. Perfectly situated above the tree tops for amazing, 360 degrees views of the sea, sunsets, sunrises and rural/bush views.
Only 5-6 minutes walk to Mangawhai’s main cafes, restaurants & bars on Wood St - easy walking distance to most of the other highlights including estuary beaches, mini golf, MAZ (world class skatepark & playground), golf course, Mangawhai Museum and more.
Set in a quiet, bush clad cul-de-sac the home is very warm, light, airy and spacious - the perfect spot for 1 - 3 families (or a small group of mature adults) to relax and enjoy easy living from a beautiful elevated spot.
The house is very sunny and warm all year round and doubled glazed. Watch the sun rise up out of the sea, make a coffee from the coffee machine and soak up the all day sun in both winter and summer.
Hear the sounds of the sea and watch the colours of the sky & sea change throughout the day while sitting amongst the birds and trees. Watch the evening sun and gorgeous sunsets, colourful sky and rural views from the other side of the room and opposite deck. At night enjoy the sounds of the Moreporks calling and waves crashing, and see the stars and big sky from the living area, bedroom and decks.
This home is very warm in winter – gets all day sun and is fully doubled glazed so all the warmth from the sun is held inside, plus there’s additional heating if needed.
The living area is large, light and inviting, the bedrooms spacious and there’s plenty to entertain adults and kids all year round - including basketball hoop, outdoor games, many board games (for all ages), wifi, DVD player & DVDs, Chrome Cast (just have your passwords/accounts for Netflix, Disney +, Neon etc), satellite TV (with Freeview but can also bring your Sky box etc), puzzles, books and wonderful views and setting you will never tire of. Plus you will be very close to everything Mangawhai has to offer.
A great house for all seasons – In bad weather stay inside in the warm and light and watch the weather roll in from the sea and the dramatic sky and rural views. As the sky clears you’ll be the first to see the blue sky and sun come through. On warmer/summer days throw open all the doors, extend the living area to the decks and soak up the all day sun.
There are 3 separate furnished outdoor areas (that can be changed around to suit the season/family/weather) to enjoy the various views and settings - great for the adults (or kids) to have some separate space, concreted area with basketball hoop and outdoor games and a grassed area for parking.
** Christmas bookings have option of also using the usually locked off large family room with Table tennis, additional TV for small additional charge. More details below.
The house is easy walking distance to:
- Restaurants, cafes & bars, shops & Mini Putt Golf on Wood St (leave the car behind - only 5 - 6 minute walk)
- Estuary (7-8 minute walk)

- 3 - 5 minute drive to beautiful Surf Beach & Picnic Bay, Mangawhai Activity Zone, Mangawhai Museum and New World supermarket
- 7 minute drive to the Village including Saturday markets, Bennetts Chocolate Shop, Mangawhai Tavern and many more shops, cafes, restaurants & bars etc.
The beautiful sea views include the estuary and the sea - taking in Sail Rock, the Hen & Chicks, Head Rock and Little & Great Barrier Islands.
Upstairs is the master bedroom (with ensuite), main living area (with superb views), separate toilet and decks. Other rooms are downstairs, also with lovely views/outlooks.
Porta-cot available on request - see photos. * Please ensure you mention this to us at the time of booking so we can make sure it is out and available for your use.
A small, well behaved, toilet trained dog/s or cat is fine, provided you advise us in advance and they don’t damage furniture or belongings. The property is open, in keeping with the area, but the upstairs decks are fully enclosed (access only from inside) so your pet/s cannot roam from these (unless they have wings!).
There is parking for 3 cars at the top beside the house, plus 1-2 jetskis/water toys etc beside the house and plenty of road space at the bottom of the driveway for boats, additional vehicles etc. Driveway is uphill hence the amazing elevated views. Driveway is no problem for all types of vehicles large or small - incl trailers, water toys, vans, even large trucks.
We understand you’re on holiday but sorry, STRICTLY NO parties, no additional guests or pets without the owners prior written consent (ie via Bookabach messages) (must be in advance please), no excessive noise and outdoor music to be turned down by 10pm out of courtesy to our lovely neighbours who are permanent residents.
Please note:
- Many dates currently shown as booked will become available closer to the time Please ask if you have a query about any particular dates.
- There is a large family room, currently locked off. It is intended this will be available for guests in the future, particularly for Christmas bookings and bookings of 7 nights or more, for a small additional charge – includes table tennis / ping pong, TV etc and additional decks, but not currently included. Please enquire if you would like this included in your stay.
- Bunk room - The double bed has a single bunk above it. There’s also a separate single bed. The single bed also has a trundler bed underneath it. When pulled out in situ the trundler bed is not quite a full width single. However, the mattress for the trundler bed is foam and if desired, can easily be moved to elsewhere in the room (where there is more space for it) or to any of the other spacious bedrooms. However, in situ the trundler is fine for smaller child or toddler. See photo where Trundler bed is pulled out between the single bed and the double.
* Please note we have neighbours very close with other accommodation - great for if you have extra friends or family who want to join you but like their own space too.
Mangawhai is a great spot for all things water related - swimming, sailing, fishing, surfing (including learning at one of the local surf schools from Mangawhai to Te Arai), diving, snorkelling, paddleboarding, kayaking and all round family fun.
The estuary and patrolled surf beach (Labour weekend through til Easter only) provide safe family swimming.
There is also the Mangawhai Activity Zone (MAZ) with something for all ages including world class skate bowls, playground, skate park, pump tracks (for bikes and scooters) mountain biking, BBQs, flying fox, tennis court/basketball/netball court (even comes with honesty box for gear), basketball hoops, bush walks and field for ball sports – coffee and ice creams available on site.
The beautiful white sand beaches of Te Arai and Langs Beach are just a few minutes drive away (but really why would you leave Mangawhai?)
LINEN: We have linen as an optional extra to make a more affordable holiday for those who wish to bring their own. Please note that linen is not included in the tariffs but can be rented for $25 per person. If you wish to add linen, please add a note to your booking with what beds you wish to use so the correct sheets can be provided. Otherwise please bring your own top and bottom sheets, pillow cases, towels, tea towels and bathmats. Regardless, for added hygiene we ensure there are always freshly cleaned: - Mattress protectors - Pillows & pillow protectors (but please bring your own pillows if you have specific pillow requirements eg firmness etc) - Duvets (inners and covers).
IMPORTANT: Please note that Ministry of Health guidelines specify that children under 9 years old should not sleep in top bunk beds.
