Welcome to the ROOMY RANCH; a charming 1940's gem located a mere mile from downtown Austin, in historic Clarksville. The property is centrally located to give you access to it all: dining, shopping, entertainment and outdoor activities. The house is walking distance to some amazing restaurants, both casual and upscale, craft coffee at the cozy Medici Roasting, fresh groceries & the famous 6th Street entertainment district. Take a longer walk or a short bike ride downtown for endless exploring options. While you're there, rent any of the readily available electric scooters (SO FUN!) to zip yourselves around.
Looking for something more outdoorsy? Zilker Park is just a 5-minute drive from the house. A 361-acre park right off Lady Bird Lake, the park includes picnic facilities, bike/canoe rentals, a disc golf course, a large playground for children, the Zilker Zephyr train and Barton Springs Pool, an urban oasis of spring-fed waters. The park is also the host to great events like the Austin City Limits Music Festival and the Austin Kite Festival.
Whether you've spent the day exploring the city or nature, unwind back at the house on the patio or around the fire pit in the private, enclosed backyard. Enjoy some friendly competition on the foosball table, or play a board game before settling into your cozy accommodations for a good night's rest. Whether here for an event, work, family or tourism, this home has it all.
The space
Please note: The property is located across from a highway. There is a large sound wall blocking much of the noise and the house is set quite far back from the street. We personally do not hear the highway inside the house but we know others may be more sensitive to it and want to be transparent with our guests.
This is a single story home with a beautifully open floor plan. Set up perfectly for families, groups of friends and anyone looking for a home away from home. Overall, there is one king bed, one queen bed, 2 twin beds, a queen blow up air mattress and a pack-n-play, allowing for 8 (and a half!) guests to sleep. Each of the 3 bedrooms has its own en suite full bathroom (with shower/tub combo). The king and queen rooms each have a flat screen tv. The twin and king rooms each have a walk-in closet. The house has a smart-lock so you can get in at any hour and don't have to share one key!
The setup:
Upon entering, you will find the living room, kitchen with "eat-in" bar, and dining/game room. The kitchen bar has seating for 4 while the dining room has seating for 8.
Directly across from the kitchen are the laundry room and "twin room." The "twin room" contains 2 twin beds, a large walk-in closet and a full en suite bathroom. There is a queen sized blow up air mattress for additional sleeping accommodations.
As you head down the hall toward the back of the house, the "queen room" is located shortly past the kitchen on the left. It houses a comfy queen size bed, flat screen tv and a full en suite bathroom.
Continue to the end of the hall to find the very private and welcoming "king room" at the back of the house. This spacious room houses a king size bed, walk-in closet, flat screen tv and a full en suite bathroom.
Midway down the hall are the sliding doors leading to the patio and fully enclosed backyard. Here you will find patio seating for up to 10 people, a fire pit with 5 Adirondack chairs, and a good size yard.
Guest access
You will have access to the entire property. There are 3 storage closets inside the house that will remain locked. The shed in the back of the property will remain locked as well.
Other things to note
Please note that this is not a party house. Groups are welcome and we absolutely want you to have fun but ask that you be mindful of the noise level at night so as not to disturb the neighbors. Max occupancy is 8 (9 if you include an infant/toddler sleeping in the pack-n-play).
There are wonderful amenities including restaurants, spas, yoga, nightlife, etc. within a 15 minute walk from the house. Downtown ATX is walkable as well, though it will take a bit longer. Once downtown, you can rent bikes or electric scooters (our favorite), making the trip to go downtown or back to the house a quick 7-minute ride.
For families with young children, there is a wonderful park (Mayor Frances Baylor Clarksville Park) a short 5-minute walk from the house with a playground, splash pad, picnic tables and more.
