Quercia Felice (Happy Oak) is characterised by the typical details of Tuscan houses such as terracotta floors and exposed ceiling beams with influences and touches of Provençal style. Quercia Felice is located in a 7-hectare property located in the municipality of Manciano in the Tuscan Maremma, not far from Capalbio and Monte Argentario, in a countryside of unique scenery offering many opportunities for those who love horse riding, walking, jogging and mountain biking, with specific routes for each activity. The area is famous for its numerous opportunities, allowing you to range from the naturalistic beauties of Monte Amiata to those dedicated to relaxation, given the proximity to the Terme di Saturnia and the Tyrrhenian coast of Monte Argentario, just 40 minutes away, passing through food and wine routes and itineraries rich in history, as evidenced by the numerous destinations of archaeological interest. The area is full of restaurants and trattorias offering typical cuisine and the flavours of yesteryear, with Tuscan products known all over the world including extra virgin olive oil, DOP (Protected Denomination of Origin) wines and the production of pecorino cheese (sheep's cheese) from various types of milk and different aging. When you arrive at Quercia Felice, you are greeted by a cypress-lined avenue that leads to the 6-car parking area covered by a pergola, to the garden with lawn and large flower beds and to the olive grove with 700 olive trees from which an excellent organic extra virgin olive oil is produced. Quercia Felice is the ideal choice for those families or groups of friends who wish to spend an unforgettable holiday immersed in the relaxation of the Tuscan countryside while having the opportunity for exploring ideas, itineraries and activities. N.B. The owner lives in an annex within the park and is at the complete disposal of guests as property manager of the structure.
Interior:
The VILLA has just one floor. From the pergola with outdoor living room, the entrance opens into a single area consisting of the living room, with satellite TV and Sky, and the dining room with guest bathroom. The dining room is connected to the fully equipped kitchen, with pantry and exit to the pergola used as an outdoor dining area. The three double bedrooms and the single bedroom all have en-suite bathroom with shower, walk-in closet and direct exit to the garden. The fifth bedroom, a double, accessed only from outside, has an en-suite bathroom with shower and walk-in closet. The villa is completed by a unit with independent access consisting of a living room opening onto two double bedrooms both with en-suite bathroom with shower. The laundry room has access from the outside. Twenty metres from the villa is the ANNEX with two floors connected via internal staircase. From the porch furnished with table, the entrance leads to an open space with living with satellite TV and Sky, dining area and kitchen. This floor is completed by a double bedroom with en-suite bathroom with shower. The first floor instead has a double bedroom with terrace and en-suite bathroom with shower. N.B. all the fireplaces are ornamental. Air conditioning in all bedrooms and in the living/dining room of the villa
Park:
Quercia Felice is set in a 7-hectare estate consisting of a large 2-hectare garden with lawn, beds of roses, rosemary, wisteria, lavender, maritime pines, oaks and an olive grove with 700 plants that give an excellent organic extra virgin olive oil. Past the electric entrance gate, an avenue of cypresses leads to the 6-car parking area covered by a pergola. At the edge of the park, in the portion inhabited by the owner, is a kennel for the two dogs of the estate.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located at the back of the house, about 40 m from it, at a lower level and is reached along a bare stone path or down twenty rough stone steps. The rectangular, concrete-lined pool has one infinity side and measures 25 x 4 m with a constant depth of 1,40 m; it has both salt and chlorine purification and two Roman steps for access to the water. The solarium area is in porous travertine and is equipped with sunbeds. Serving the pool is a large gazebo with lounge, built-in kitchen, dining table and shower with hot and cold water. The swimming pool is open from the last Saturday in April to the first Saturday in October.
