Submit eu ids+student card+study enrollment and your housing contract +travelling tickets. If you are not a student, then I ask working contract instead. I ask these documents beforehand to avoid troubles before the check in. Please contact me first to submit them before you submit the booking request to avoid time approval deadline because perhaps we, or one of us, are not always ready to communicate fast at that time.
The tickets are your travelling tickets (bus/train/flight) before I approve your booking request. I ask these documents so that they can verify each other and it is for security of my house and my neighbours so my neighbours know that I know who are staying at my house and come into their neighborhood. These documents I ask also for the references of my guests registration required by my municipality. As perhaps you know, just like hotels, accommodation providers are required to do the guests registration. Since there are some documents that can verify each other, I can show that I register the correct tourists. If you travel with car, I ask the photo of the car paper and the car must be your own or belong to your parents. So the car cannot be from a rental for example.
This means I will decline/reject your booking request if you do not submit these documents beforehand or you do not reply my messages, and of course just like if I am the one who wants to rent your place, you will expect me to perform as required as a person who is going to stay at your place and of course to reply your messages.
I expect you to take care my place. I understand that you pay for your stay, but in Exchange to your money I provide you the place that you book. So the booking money does not give you the right to leave damages, mess, stains and marks and to be not respectful to my place. The money you give is only to borrow/rent, thus not to ruin. So for damages, mess, stains and marks I will charge extra.
I expect you to take care the bed, blankets and pillows and beddings and towels and the cooking equipment. In regards to these matters, i will charge if there are damages you cause from your stay. If you treat me or my place without respect, it means that you cancel your booking yourself as I will have to ask you to leave my place and that will be without any refund, again your booking does not give you the right to disrespect me or my place.
Studio is in the ground floor of 3 floors building and I live in the 2nd and 3rd floor. You share a walking path and an entrance with other guests staying in other srudios.
The entrance is very small and narrow and low and I have many many plants in my front yard along the walking path to the studio. This means that the entrance and the walking path are not comfortable, also for the check in and check out especially if you have many and big bags. The leaves of the plants are closing the walking paths so you may need to bend and to take away the leaves closing your sights everytime you go out and in. I love the plants, so I expect my guests to not ruin them.
The bathroom floor is flat So you will need to mop the floor after showering. I expect you to leave the bathroom dried before the check out for the next guests. The mop and drying towels are provided.
Other cleaning stuffs are also provided. I expect you to leave the place cleaned and to throw your own garbage. There is a public garbage container next to the house.
There are security cameras cctv on the entrances, walking path, the walls of my house which are placed besides for security reason also to avoid you inviting people. Once I notice you invite people, even just in front of my house (for example you are being dropped in front of my house by friends or even taxi), I will do all I can to avoid you entering my house or to send you out of my property and I won't give you any refund. This is because my neighbours do not allow me to have my guests inviting other people. If you plan to invite other people, please ask me before booking if it is acceptable. For example, please ask me if it is ok to have your family visit during your stay.
If you need to laundry your clothes, my laundry company asks 10€ for small washing (3kg) 30 or 40 degrees + drying but no ironing. This is the same laundry company that can lend you the blankets and pillows and beddings. This service is not always available as it depends on their workload on that day. So you need to order during the booking request.You can also borrow small movable washing machine for 3kg washing for 20€/borrowing. This machine has no drying function. This request must be submitted during the booking because the machine is not always available, so I have to book beforehand for you. You can also borrow small ironing table+small iron for 10€/borrowing and also must be ordered during the booking request as not always available.
The sleeping/Living (all in one) space is only 8m2(2mx4m) + 2m2 (2mx1m) bathroom toilet.
This is why even making easy meal and eating are possible, but it will not be comfortable, especially if you stay as 2 persons. There is no comfortable space for eating and no comfortable space for cooking since the place is very very small. Most of my guests, most of the time, buy food and eat outside. However the possibility to make easy meals and eat using folding table is there Which of course will be appreaciated during bad weather.
This studio also has a little smoking patio like you see in the photos. You can smoke and cannabis is ok. As I have my own front door so you may not see me normally.
The car parking space is on the street and I charge 25€/night above your payment for borrowing the street parking permit and 50€ deposit for the borrowing and the total of it (25€ times how many nights+50€ deposit) must be paid in cash when you arrivé. I will return the deposit when you return the permit. And I ask the photo of the car paper.
I expect good communication from my guests as you expect the same from me. If you do not reply my message within 6 hours during your stay, i will cancel your booking. I understand that it is your holiday, but just like you expect me to check my phone now and then in case I receive messages from you so I can respon you when you need me, I expect you to do the same for me.
NO bringing bikes. I do not have place for parking your bikes and I do not allow you to bring your bikes inside the studio. If you have bikes or rent bikes, you have to park/put somewhere else.
My address is in Kruidenommegang, Duivendrecht. I give you this address to enable you to check the location and the distances and the possible public transports. My house is the last/First house on the street with palms and plants and brown cannopy. You can see it on internet street view. It is close to the metro station van der Madeweg, around 2 minutes walking. In the winter when the leaves are falling, you can see the metro station from my house. Metro is like Subway. My house is also next to bus stop astronautenweg for those who want to go home in the night from the city center. The metro runs only until 00.30, after that you can go back home using the night bus, if the number has not been changed N85, stopping in this bus stop astronautenweg. From the map online you can see that it is close to my house. Please see the location in the internet and the distances. There is a supermarkt Called plus Wagner around 7 minutes walking as you can see from internet. There are some Little shops near this supermarkt. Some guests order food online and you can pay in cash too when they deliver the food.
In the winter months, my thermostaat temperature for indoor will not raise higher than 20°C. This means that in the strong winter periode, the inside temperature can go 1 or 2 degrees lower. So if you are used to have a warmer indoor temperature, then my studio is not for you.
Another important matter is that the cement foundation under the tails in the bathroom in the photos is broken, so when you shower the water will go inside the broken spaces. This means that you will have to mop properly dry the floor everytime you finish showering and let the floor dry for few hours. Because the toilet pot and the shower and the sink are on the same floor without divisions as you can see from the photos, my guests usually use the toilet first before taking the shower. I have not repaired this situation yet because I have not been able to find the same tiles that I may break when I do the repair. If you cannot accept this situation, then my studio is not for you.
