Located between Verona and Lake Garda, overlooking the river Adige and facing the Valpolicella hills, Villa Fabrizia is 16th century Venetian villa set on a large estate with a private swimming pool. The area is a great destination for golfers and cyclists, with three golf courses nearby and Lake Garda under 30 minutes by bike, and wine lovers are sure to enjoy a visit to the Valpolicella cellars. For families with children, the Gardaland Amusement Park is within driving distance and there are many sightseeing opportunities in the area, including trips to Verona, Mantua, Vincenza, or one of the many villages and castles.
Villa Fabrizia (470 sqm) consists of a main villa which develops over three levels, and two simple but comfortable independent units which are closed off when the villa is booked with price for up to 12 guests. To ensure privacy, the independent units are only rented with the main villa and the gardens of the villa, independent units, and the pool, are exclusively for the use of guests. The owners live on the grounds, but their house and gardens are separate from the guests’ area.
MAIN VILLA (sleeps 12)
On the ground floor you will find a large central hall (with table that seats 12), a frescoed living room (with sofas and chairs) and a dining room, as well as a well-equipped kitchen (with electric oven, electric hob: 4 burners, fridge, microwave oven, dishwasher, and a table that seats 10), a library (with sofa and chairs) and a guest bathroom (with toilet).
On the first floor you will find four bedrooms (with portable air conditioning) and four bathrooms:
\- one double/twin bedroom (with divisible beds) with dressing room and private bathroom (with bath and handheld shower)
\- one double bedroom (with double bed) and one studio/single bedroom (with single bed) with private bathroom (with shower)
\- one double bedroom (with double bed) with dressing room and private bathroom (with bath and handheld shower)
\- one double bedroom (with double bed) and one studio/single bedroom (with single bed) with private bathroom (with shower)
On the second floor you will find a laundry room and two suites (with air conditioning):

\- One double/twin bedroom (with divisible beds and a single sofa bed) with private bathroom (with shower)
Please note that although the villa is recommended for a maximum of 12 people, when there are groups with children, 2 extra children/persons can be accommodated (at extra cost) in two single bedrooms (with single beds).
Outside, you will find a private relaxation area in front of the villa with an outdoor lounge (with garden armchairs) and a dining area (with table for 14/16). There is also a central lawn surrounded by hedges and trees (reserved for guests) and a pool area with a swimming pool (17m x 8m; depth 1.4m; open May – September) and sun sunbathing area (with sun loungers and umbrellas), as well as parking in the villa courtyard, and a chapel.

The central lawn of the garden and the pool are completely private for the guests, a set of fences grant adequate separation of the guests’ area from the owner's houses and their gardens
Please note that access to the basement of the Villa as well as to some of the spaces of its second floor is only allowed to the staff of the house or the owners for service purpose.
