Welcome to the OUTDOOR OASIS! 5 bedrooms + 4 full bathrooms, game room, 2 living rooms, 2 full kitchens. Outdoor Oasis ensures your group will have the perfect retreat with private above ground swimming pool, sunbathing patio, hot tub, outdoor fireplace, outdoor tv, & 3 additional outdoor lounging patios. Pool is open May 15-Sept 15, weather permitting. Hot tub open year round for guests over age 12. Home is located 7 minutes from the NorthEast end of Colorado Springs.

INTERIOR RETREAT
Entertainment: Over 300 DirecTv channels + HBO & Cinemax, 7 SmartTvs +1 outdoor Tv, 4 Blu-Ray players with movies, 4 LG Soundbars for streaming music.
Games: BilliardsTable, PingPong top, lots of board games.
Kitchen: Full size kitchen on main level with full size refrigerator & freezer, double oven, microwave, dishwasher, toaster, blender, crockpot, Keurig machine & regular coffee maker, & quesadilla maker. Kitchen is fully stocked with all cooking essentials, dinnerware, and drinkware. Keurig cups, coffee, sugar & creamer provided.
Kitchenette: 2nd kitchen in basement has microwave/convection oven (up to 450 degrees), full size refrigerator & freezer, & hot plate.
First Aid kits & fire extinguishers are located under each kitchen sink.
5 Bedrooms: There are 5 bedrooms in the house. There is also a pack and play available for infants / toddlers. Please send inquiry for more than 10 guests.
Main Level:
Bedroom 1 - "Seasons" MASTER bedroom is on main level of house with King size ultra plush mattress & attached private 5 piece spa bath. Master bedroom has a 65 inch LG SmartTv with DirecTv, soundbar, BluRay player, ceiling fan, & exterior door to backyard. Sleeps 2 adults. Note: there is no access to the master bedroom closet as owner’s personal belonging are stored here.
Bedroom 2 - "Whispering Windmill" is on main level of house with Queen size memory foam mattress, 40 inch LG SmartTv, small desk, & ceiling fan. Sleeps 2 adults. Note: Tv is a SmartTv only and is not connected to DirectTv system.
Basement:
Bedroom 3 - "Bohemian Farmhouse" Junior Master bedroom is in the basement of the home with King size ultra plush mattress & attached private bath with double vanity sink and private shower area. Junior Master bedroom has a 55 inch LG SmartTv with DirecTv, BluRay player, ceiling fan, extra large walkin closet & infant toys. Sleeps 2 adults.
Bedroom 4 – "Roosters Nest" is in the basement of the home with King size pillowtop mattress, 40 inch LG SmartTv w/BluRay player, large desk & ceiling fan. Sleeps 2 adults.
Bedroom 5 - "Bicycle City" is in the basement of the home with 2 Full size mattresses, 40 inch LG SmartTv, small desk, & ceiling fan. Sleeps 4 adults. Note: Tv is a SmartTv only and is not connected to DirectTv system.
4 Bathrooms:
Master Bath – private spa bath with large glass walk-in shower, corner 2 person jetted spa bathtub, 2 separate vanities, luxurious plush towels, hair dryer, iron & ironing board. Note: There is no access to the closet as owner’s personal belongings are stored here.
Main Level Bath – bathtub/shower combination, single vanity, luxurious plush towels.
Basement Bath 1 – oversized walk-in tile shower, single vanity, luxurious plush towels, body soap, shampoo & conditioner, hair dryer, iron & ironing board.
Basement Bath 2 - bathtub/shower combination, double sink vanity, luxurious plush towels, body soap, shampoo & conditioner, hair dryer, iron & ironing board, is attached to the junior master bedroom.
Additional amenities: Central A/C, oversized LG front load washer & dryer, 2 - 50 gallon water heaters, whole house water filtration system to ensure chemical free water, guidebook with recommendations & coupons for local attractions.
OUTDOOR OASIS - ALL guests must read hot tub and swimming pool rules of use and operating instructions and sign waiver of liability.
Outdoor Lounge: covered deck, outdoor dining table seats 8 people, outdoor living room with 55 inch SunBrite Tv with all DirectTv channels, & massive 5ft outdoor gas fireplace.
Hot Tub: custom built Jacuzzi hot tub comfortably seats 4 guests with LED colored lighting, 47 custom jets, built in surround sound & waterfall. Available for use year round, open until 10 pm, weather permitting. Must sign waiver of liability. Ages 12+ only.
Pool: 18 ft round, above ground NON heated pool, available for use May 15-Sept 15, weather permitting. Host provides: beach towels, floating devices, and pool games. Open noon - sunset, weather permitting. Must sign waiver of liability. All ages welcome.
Patios:
Front Porch with 2 extra large cushioned rocking chairs.
Sunbathing patio in backyard with 4 reclining patio loungers and umbrella.
Private patio on West side of property with outdoor sectional seating for 6 people and small outdoor dining table for 4.
4th patio on East side of property near secondary entrance with conversation patio set, seating for 4 people.
Parking: Driveway parking for up to 6 cars. Additionally the home is located on a corner lot and provides additional free street parking on both sides of the property. Parking in garage is NOT allowed.
Location: located across the street from a family friendly neighborhood park with playground and small walking track. Less than 1 minute from Walmart and small retail/fast food restaurants shopping area. Located 7 minutes from the Woodmen & Powers corridor.

Excessive trash removal (Example: not placing trash bins outside on designated trash collection day)
Draining, cleaning & refilling hot tub
Abuse of property for misusing items (Example: attempting to cook food in outdoor fireplace)
Security Cameras: There are 4 ADT exterior cameras on property.
Camera 1: doorbell security camera covers front porch & corner of property
Camera 2: above garage door covering driveway
Camera 3: installed at roof line covering side entrance, side patio & street
Camera 4: covers back deck, hot tub, pool area, & backyard
System is monitored by ADT & is disarmed during your stay, however owner has capability & reserves the right to remotely log in & view cameras 24-7-365. Camera 4 automatically records daily from 10pm to 5am in order to ensure no use of hot tub after 10pm as stated in house rules. Pictures of cameras & their view are posted in the listing.
