Guests will have access to my whole apartment which is located on the 4th floor, accessible via lift.

- Standard check-in time is 4 pm onwards, and check-out time is before 10 am.
-There is a gym located 0.5 miles away from the property named "Proper gym Ancoats" The price is £7.50 for a day pass.
-Guests will have to send over their registration number to our team to ensure they are registered for free parking
- Please note that a fee of £100 will be charged for lost keys--please be careful with them.
- No Parties will be tolerated
-No Smoking will be tolerated and you will be fined £100 if you are found smoking on my property
- My property is professionally cleaned and is set up to be remote access, ensuring there is no direct contact with anyone needed. The linen and towels are removed from the property after each stay and replaced with freshly laundered supplies. We also provide single-use and individually wrapped items such as shampoo, conditioners, and soap.

- Smoking is strictly not allowed anywhere on the property due to our neighbors. if you are found smoking in my property, INCLUDING THE BALCONY you will be fined £100.
- A charge of £20 per hour will be charged for each hour you check out after 10:00 Am unless agreed otherwise
- If you lose keys or keyfob you will be charged £100 so please be careful with them
-We use a Minut device on the property. Please do not remove the device from the mount as you will be breaking our house rules.
-Please try to tidy up the best you can before departure.
-If anything is found broken upon check-out you will pay for damages
- Extra guests are not allowed
- Respect for neighbors is highly appreciated. Keep the noise down, especially after 10 pm
- Please use indoor shoes/slippers, if possible
- This is your home in Manchester, please care for it as such
- Please make sure to lock the door and all the windows when leaving the property
