The master bedroom offers a gorgeous water view from the king size bed and has a spacious bathroom with a walk-in shower. Across the hallway are two bedrooms with 1 queen and 2 twin beds and a shared bathroom with a shower/tub combo.
The main living area is a fully open concept area including the kitchen, dining area, and living room. The kitchen is filled with stainless steel appliances and a coffee and tea station. The dining table is fit for up to 6 people comfortably. The living room includes a TV, couch, and two electric reclining chairs. The reclining chairs can be rotated to take in the view of the water.
There are two main outdoor areas, a paved patio and a porch. The patio has Adirondack chairs, a firepit, and a grill. Guests can also enjoy the outdoors behind the bug-free comfort of a screened-in porch.
For those seeking to lay out on a beach or go for a swim, a beach is located just around the corner and is only a 2 minute drive.

Guests will have access to all of the spaces described (bedrooms, bathrooms, living area, screened porch, patio, yard, and nearby beach). Guests are not permitted to access the shed behind the home nor the utility room by the porch.

Kinsale is a rural area of Virginia. The nearest restaurant is approximately 15-20 minutes away in Montross or Warsaw. A food lion is about 20 minutes away but a Dollar General is just down the street next to two gas stations which are less than 10 minutes away. One station has excellent fried chicken, the other has sandwiches & pizza.
There is ample parking at the property. The beach that is nearby is a 5-minute walk or guests can drive and park close by.

WiFi Access -
Guests will have access to high-speed internet throughout their stay anywhere inside. Internet speeds are typically +150 MPBS download and 10-50 MBPS upload with ~10 ms latency. Please note that the connection to the WiFi outdoors may be less accessible.
TV Entertainment -
There is a TV in each bedroom and the living area. Each TV is a smart TV that guests can use Netflix and Disney+ complimentary. Guests can also sign into their own accounts to watch other channels.
Guest Limit: This space is limited to 4 guests only. All guests must be included on the reservation prior to arrival.
Quiet Hours: Guests are asked to keep noise to a minimum after 10 PM outside to avoid disturbing our neighbors.
Pet Restrictions: Guests are permitted to bring up to 1 pet and must notify host in advance. We ask that guests clean up after their pets. The cleaning fee will be $50. A second pet is permitted for an additional $25 fee; more than 2 pets may be permitted with host approval.
Pier Access Restriction: Piers are private property that guests will not have access to during their stay.
Events: Events may be allowed but require advanced notice and time to acquire appropriate permits.
Smoking: There is absolutely no smoking indoors at the property (including the screened in patio). However, guests are permitted to smoke anywhere outside provided that they do not litter.
Rule Violation Penalty: Violation of these policies and rules may result in a $50 per incident penalty fee and/or removal from the property.
