PROPERTY EXTERIOR
Lux Muskoka with Sunsets is nestled into a huge rock face, curtained by trees with southwestern exposure and unforgettable waterfront views, and allows guests to take full advantage of their near-northern surroundings. Located at the north end of Lake Joseph, where there is little boat traffic and lots of privacy your view across the lake is of similar large luxury cottages. Drive through the stone entryway, and down a paved driveway to a beautiful 6000' lakefront property. A turret-style "Muskoka Room" and tree fort are in good company among the other thoughtfully placed structures on this large and uniquely private property. Stone walkways and huge deck spaces provide areas to unwind and play, sunbathe, cook, and simply enjoy the one-of-a-kind views and small in-ground pool. A raised vegetable garden, as well as a herb garden, grows a variety of herbs (peppermint, spearmint, sage, lavender, etc.), allowing for fresh ingredients. A tree fort with a zip-line attachment rests on the property and is always a big hit with the kids!
PROPERTY INTERIOR
Lux Muskoka with Sunsets does an excellent job of combining the warmth of tradition and the benefits of a modern build. High ceilings and ample natural light bring this simple yet elegant interior to life from the moment you walk inside. Hardwood floors and a large stone fireplace compliment the simple, yet functional and spacious kitchen perfectly. Accents of stainless steel and clean white finishes bring a modern appeal to the kitchen, while area rugs provide a cosy cottagey feel to even the larger living spaces.
MAIN FLOOR
The Great Room takes advantage of high ceilings and tall windows to have a powerful command of the overall cottage. The south sunlight provides a smoky ambience through the South Beach-style floor-to-ceiling sheers. The oversized furniture fits in beautifully with the room's commanding stature. A spacious modern kitchen features a large Sub Zero fridge side-by-side unit, as well as another full-size Subzero fridge located in the prep room. There is ample prep and cooking space, with a central island that seats five and features a small sink. A larger farm-style sink is located on the counter. The large utility area features a double washer dryer, bar fridge, and ice maker, Miele built-in espresso machine, another sink, and an extra dishwasher. The family room is framed by three large couches and a large wall-mounted flat-screen TV. There is seating for twelve at the Dining Table and a main floor powder room.​The upper level of Lux Muskoka with Sunsets land makes further use of natural lighting in each of the 5 bedrooms. The theme of hardwood textures mixed with clean white finishes is continued throughout the upper areas as well. The second-floor features at one end of the hall a second Master wing, a king bedroom with full ensuite, and at the other end a Guest Family Wing, featuring 2 bedrooms, one with 2 double beds and the other one with a Queen bedroom and gas fireplace. The middle bedrooms are for the children, the Boy's Room features 3 Double beds and an additional Wall bed and the Girl's Room has 3 single beds and a Wall Bed. There are 2 full bathrooms to service the 4 bedrooms, in addition to the upstairs Master with ensuite.
BOATHOUSE
Along with housing three boats and an outdoor shower, the boathouse also features a secondary luxury living space. Complete with AC, the boathouse is also home to a queen bedroom and a second with two double beds and a luxury granite vanity bathroom with a glassed-in shower.

Cancellation Policy
Canada Muskoka Lux Cancellation Policy
If the Cottage Property is for any reason not rentable prior to the commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.
Guest Cancellation Policy
Guest may cancel the agreement 4 months prior to the start of the rental period, the deposit will be returned less a fee of $2,000 per week of reservation if the rental is under $15,000 per week. For rentals at $15,000 and over, the cancellation fee is $4,000/week of rental. If the Guest cancels the agreement between 4 months and 60 days prior to the start of the rental all advance deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rental payment and is not entitled to any refund.
Concierge Services Cancellation Policy
Deposits made 31 days or more prior to arrival will be fully refunded. For cancellation of concierge service for arrivals less than 31 days away, all advance deposits will be forfeited.
Deposit Policy
Deposit Policy - 50% of the Rental Amount is due at the time of booking. If your rental's arrival date is greater than 6 months, 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental. The balance of payment is due 60 days prior to arrival. Please note that there is a $200 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Canada Muskoka Lux is entitled to treat the booking as cancelled as per below.
Canada Muskoka Lux is entitled to treat the booking of any Guest as cancelled in the event that:
a) the Guest gives written notification of cancellation;
b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is cancelled, Canada Muskoka Lux may re-book the property for the period concerned or for part of that period.
LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.

Due to the high demand for summer rentals, many owners delay accepting one-week bookings as they would prefer multi-week rentals and will want to wait longer to try to secure this. Owners have the right to vary their own minimum booking periods anytime which range from a 2-4 week minimum stay.
