Absolute water front villa is known for its spectacular view and enchanting indoor/outdoor lifestyle. It is designed to give the feeling of not knowing where the inside ends and outside begins. It is perfect for outside lounging swimming directly in the sea in front and sunbathing. The villa is surrounded with Mediterranean fruits, bushes with herbs. Above the villa is the hill with lush green pine forest.
This beach front villa is set in the magical bay of Kobas, known as a tranquil sailors retreat in the Stonski channel. Situated just ten minutes by boat or a ten kilometer drive from the historic town of Ston, visitors to Kobas will be enchanted by the welcoming atmosphere of the harbour and local restaurants serving delicious seafood and the mirror-like surface of the calm sea. Boat mooring is possible directly in front of the property. Parking is located at the end of the gravel road from Ston, an easy three minute stroll along the sea front to the property itself. The spacious 450 m², well-appointed villa consists of three floors. Access to each floor of the property is possible from the seafront via an external stone staircase. A shaded sea-front dining area with barbecue provides space for leisurely evening meals by the sea. The spacious main living area is located on the open-plan first floor and invites access to a delightful sea-facing terrace with dining table and chairs. The modern, well-equipped kitchen provides ample space to accommodate the culinary needs of a large group, and offers access to a utility/laundry room and a separate WC. A double bedroom with en-suite shower room is accessed via the terrace. An internal staircase leads up from from the kitchen to the second floor. This is comprised of a double room with en-suite shower room, a children’s room with two sets of bunk beds, a family bathroom, a double bedroom and a generous front terrace with outdoor lounge area. A door from this level invites access to a secluded sun deck at the rear of the property with external access to the third floor. This consists of three rooms radiating from a central hallway. The master bedroom is furnished with four-poster bed and two ornamental balconies, a second double room is positioned at the front of the property and an indulgently spacious bathroom proffers fabulous views over the bay.
Situated within an hour of Dubrovnik, the hamlet of Kobas offers perfectly calm waters for real retreat sublime scenery and excellent seafood restaurants such as Gastro Mare. It is recommended that guests staying in this property hire a car or boat as Kobas commands an excellent location to explore all the attractions of Southern Dalmatia beaches of the Peljesac peninsula are all within easy reach.

Summary: The photos and description do accurately reflect the property which is in a beautiful, if somewhat remote location (by road - more accessible by boat but see below). Fortunately the housekeeper met us in Ston and we followed her to the property which is NOT where it is shown on the map on this site! Incidentally Ston is a beautiful town with a several restaurants and shops and an ancient wall which made for a great, but fairly strenuous, walk (due to hundreds of steps). The house is very spacious although the top floor is actually separate from the main house with no internal staircase - not a major issue except when it rains! However with the many steps and parking about 100m away down a rough track means it would not be suitable for the disabled. Due to the remoteness of the property there is no mains water supply, the water coming from a storage tank. For this reason the showers are all water saving - requiring constantly holding a button to get any water - a minor inconvenience but perhaps not expected in a property in this price range. More of a problem for us was that the water was always stone cold in the morning. We put this down to the solar heating not getting enough sun in September; however on the last day the water ceased completely - fortunately the very helpful neighbour, Slobodan, managed to fix it and the next morning the water was also hot for the first time, so there had obviously been a fault! Generally the property was clean and very well equipped. However we had a serious problem with ants in the kitchen to the point where we had to store all food in the fridge, they even got into sealed packs of biscuits! One disappointment, however, was that one reason for choosing it was that the description says there is a small motor boat that can be used by guests which would have been fantastic given the location. There was indeed a small motorboat, however the manager informed us that we needed a boat licence to use it (which we didn't have) but also it would incur an additional €1000 charge for the week. There are three restaurants in the bay, Niko's, Luka's and Gastromare Broc. We only ate at the first two as the latter was reportedly expensive and Niko's and Luka's were far from cheap, although their food was excellent. Be aware however that many of the restaurants, including these two, only take cash (nearest cashpoint is Ston). Moreover Niko's has no menu and no price list so the bill is a constant surprise!
