The open-concept living, dining, and kitchen area is ideal for gathering with family and friends, and the home is furnished with brand-new decor and features smart TVs in every bedroom (please note, we do not offer cable, but you can login to your favorite subscription accounts.) **Main Living Area:**
The living room features a sectional couch with a queen pull-out bed for extra sleeping space. Off the living area, there’s a cozy bedroom with a queen trundle bed, a desk for those needing a workspace, and an attached bathroom. The large kitchen is fully stocked, and a washer and dryer are available on the main level. The main bathroom connects to the bedroom.
**Upper Level:**
As you walk upstairs, you’ll find spacious bedrooms. The first bedroom has two bunk beds, each with queen-size mattresses, and an attached bathroom. The oversized primary bedroom offers a king bed and a spacious en-suite bathroom with a double-sink vanity.
**Backyard:**
Step outside to find a grilling station, a hot tub, a fire pit perfect for cooler evenings, and a large fenced-in yard. Enjoy yard games or relax in the outdoor space after a day of exploring Nashville.
**Parking:**
There is ample parking available on the concrete pad in front of the house, with space for up to four vehicles.

**House Rules:**
- **NO SMOKING:** No smoking of any kind is allowed inside the home. A $1,500 fine will be applied for any violation due to severe allergies in the family.
- **PETS:** Pets are permitted, but they must be kenneled when left unattended, and all pet waste must be picked up. There is a $125 fee per pet, up to 2 pets.
- **NO PARTIES:** Parties or large gatherings are not allowed unless pre-approved. Only the number of guests listed at booking are allowed in the house.
- **DAMAGES:** Guests are responsible for any missing or damaged items and agree to pay the retail value for replacements.
- **LOCAL GUEST BOOKING POLICY:** Local guests must contact the host prior to booking. Failure to do so may result in cancellation without refund.
- **QUIET HOURS:** 11 p.m. - 8 a.m.

- You may be asked to complete additional documentation, such as a rental agreement or provide further information for Chady Property Management after booking.
- Eligible refunds may incur a 3% credit card processing fee, which will be deducted from the refunded amount.
- All properties offer contactless check-in. Please arrive between 4 p.m. and 8 p.m. If you arrive later, you can still check in, but assistance may not be available. Checkin time is always 4pm unless approved in writing by management. If you book through Airbnb and edit your checkin time to be earlier than 4pm, you will not be able to checkin until 4pm.
