Enjoy the splendor of a by-gone era while staying in this Historic home. Once a mercantile and gas station, now a comfy mountain retreat. Indulge in the comfort and tranquility of this newly updated, modern home with ALL of the amenities. Beautifully decorated and featuring two levels with 3600 sq. feet of living space. Lots of room for family & fun. Kids/Teens will enjoy the separate media room "Cottage/Treehouse" nestled in the trees.
1. HOME HAS SECURITY ALARM. INSTRUCTIONS FOR ENTERING THE MAIN LIVING QUARTERS OF HOME & INSTRUCTIONS FOR ARMING & DISARMING THE ALARM WILL BE IN THE FOYER AREA ACCESSED BY DOOR CODE. This is where you can unload your vehicles before parking in rear driveway.
2. There are instructions on how to operate pellet stove. They are located downstairs near the hearth of the stove. Please read carefully. The thermostat is preset. Please do not change thermostat settings. PLEASE NOTE: Sometimes it takes 10 minutes or so for Pellet Stove to ignite. Please do not touch stove for any reason. If there is an issue, contact Host.
3. No fires in THE fire pit or in wood stove on the Treehouse deck. THIS WILL BE STRICTLY ENFORCED AND MONITORED.
You will be required to sign our Vacation Rental Agreement with the following Information and Rule:
BOOKING PROCESS:
• All adults staying are required to review and acknowledge receipt of this Agreement.
• A copy will be posted in the home along with check-in and check-out instructions.
• The guest that booked the reservation, is required to be present for the entire stay.
• We do not accept third party reservations.
• A photo ID will be required at check-in.
• Once your reservation is complete, the instructions for access to the home will be provided.
SNOW SEASON:
CAUTION: Be aware of falling snow from Roof. Be aware of icy conditions. Guests need to be careful on walkways and stairs. If it snows during your stay, there will be snow shovels provided for clearing pathways and front door access. Be aware of road conditions. 4-Wheel drive and chains may be necessary. Be prepared with window scrapers and other winter travel tools.
PARKING:
• TOTAL Limit of Five (5) Cars during each stay.
• WINTER Parking is limited to front of home and street parking ONLY. DO NOT PARK TOO CLOSE TO ROOF LINE DUE TO FALLING SNOW. THIS WILL BURY YOUR CAR.
• DO NOT PARK IN REAR DRIVEWAY DURING WINTER SEASON! YOU WILL GET STUCK. THIS IS STRICTLY ENFORCED.
TRASH:
This home is in an isolated wilderness area. Visits from wildlife and critters are to be expected.
• Please empty all trash cans throughout the home prior to departure.
• There is a Bear Box in front of the home to store trash during your stay and to keep it out of reach of wildlife. Key to Bear Box will be provided. If Box is buried in snow, please dbl bag and store in Mud-Room off of Kitchen.
• GUESTS ARE REQUIRED TO TAKE TRASH UPON VACATING. If trash is left for host to dispose of, there will be an added $50.00 fee. If you must leave trash, please double bag, breakdown all boxes and leave in Mud-Room/Utility-Room off of the kitchen. DO NOT LEAVE TRASH IN THE MAIN PART OF THE HOME.
POWER OUTAGES:
In the unlikely event that there is a power outage due to snow or inclement weather, please contact host immediately.
NO SMOKING:
There is a strict no smoking policy in the home. If evidence is found that someone in your party has smoked in the home, there will be a $1000.00 smoking fee penalty. Smoking will be allowed only in designated smoking areas with smoking receptacles provided. This home is in a very high fire hazard zone. Please dispose of cigarettes properly.
4/20:
This home is 4/20 friendly. Absolutely no smoking or vaping inside the home. Please use smoking receptacles provided. IMPORTANT: Please store cannabis in odor free containers when bringing into the home. Subject to “odor control” fee.
PETS:
• There is a Strict No Pet Policy
• Pets Allowed? NO – Owner is highly allergic.
PARTIES/EVENTS/QUIET HOURS:
NO PARTIES OR EVENTS OF ANY KIND WILL BE ALLOWED AT THIS PROPERTY. Quiet time is 10:00 pm – 7 am. Guests or visitors not adhering to the 10:00 pm Quiet time request may be subject to a $100.00 per person fee and may be asked to leave the property.
If guests have a party without host's knowledge, a venue fee of $650.00 will be added to your stay and could result in immediate cancellation of your reservation with no refund. A party “deep cleaning” fee and trash fee will also be charged by housekeeping.
HOUSE RULES:
• Quite Hours are 10am – 7pm
• Essentially treat this home like your home away from home: Absolutely no parties, no unauthorized guests, no smoking, drugs, or excessive noise. There are full-time residents next door that will report any excessive noise or shenanigans.
• DO NOT REARRANGE THE FURNITURE
• Property Manager on-call at all times.
• Any issue within the home such as electrical, plumbing issues, thermostat, heating or A/C malfunction, pellet stove, including Ants, rodents etc. MUST be reported immediately. No credit or refund will be given for any issue that is not reported during your stay. IMPORTANT: Property Manager is on-call at all times.
CHECK OUT INSTRUCTIONS:
Cleaners arrive at 11:00 AM the day of check out. Please be completely packed and ready for check-out by 11:00 AM. Please follow check-out instructions. Your entry code will expire by 11:30am.
• STRIP ALL BEDS.
• Start a load of Towels/bedding in washing machine.
• Load all dishes in the dishwasher. Any dishes that will not fit in dishwasher can be washed and left on counter to dry.
• Bag up house trash and take with you. Cleaners will dispose of your trash for an additional fee of $50.00. Please arrange with Host!
• Please report any damaged or broken items to Host immediately.
• IMPORTANT TO DO’S UPON DEPARTURE:
o Turn thermostat to 55 upon departure
o Pellet stove thermostat turned to OFF
o Shut all blinds upon departure.
o Lock all doors and close and lock all windows.
o Set alarm and return key to contractor’s lock box
GUEST SUBJECT TO ADDITIONAL CLEANING FEES:
• If Housekeeping must strip the beds - $20.00
• Excessive amount of spills on floors - $50,00
• Kitchen deep clean - $70.00 (including oven cleaning)
• Removing stains from bedding and towels - $20.00 per item
• Clean-up of confetti, silly string glitter - $50.00
• Disposal of Guests Trash - $50.00
• Removal of decorations - $25.00
• Housekeeping Services during your stay: Launder sheets and bedding - $150
DECORATIONS CLEAN UP:
Decorations: No water balloons, silly string, confetti or glitter. If Guest would like to decorate with streamers or celebratory signs, please bring painters tape to affix decorations to the wall. Any other tape can remove paint and damage the walls. Please make sure all decorations and tape are removed upon your departure. Housekeeping will charge a $25 fee to remove. This will be collected at the end of your stay.
SECURING PROPERTY UPON DEPARTURE:
Please make sure ALL doors and ALL windows are locked when leaving the property and “SET ALARM” Please return key to lockbox in Foyer. The Yellow Front Door will automatically lock once closed. Your entry code will expire by 11:30 am on day of departure. Check-out time is 11:00am.
MAIL/PACKAGE DELIVERIES:
Guest must have prior approval from Host before receiving any Amazon or FedEx deliveries to this address. USPS does not deliver to this address.
EXTENDED STAYS:
Any stay over 10 days will be subject to additional cleaning fees.
STAYS EXCEEDING RESERVATION:
This is a short-term rental. There is a maximum reservation period of 28 days.
You are not a permanent resident, and this is not a lease. We are required to allow you to stay from the check-in date to the check-out date. If you are in the home longer than the agreed upon reservation listed on the booking platform, you are trespassing on private property and are subject to immediate legal action. If this agreement is breached and your stay extends beyond our contract agreement on any booking platform for short-term rentals, such as but not limited to, (Airbnb, Vrbo, Homeaway, Expedia, Booking.com etc.) the owner has the right to take immediate legal action against you. Law enforcement will be called to remove all guests who are trespassing on private property. All fees, including court fees, will be covered by guest.
ADVANCED CLEANING PROTOCOL:
CDC's cleaning protocol listed for Covid-19 is thoroughly followed by our cleaning company. The home is deep cleaned after each stay. There are additional sanitation services available prior to your check-in. This includes additional sanitizing with a commercial sanitation gun. The entire home will be sprayed prior to check-in. The fee is $65.00. This must be ordered at time of reservation.
LAUNDRY ROOM:
The laundry closet is in the Master Bedroom. There is a full-size washing machine and Dryer for Guest convenience.
INTERNET AND TVS:
FREE - WIFI IS PROVIDED. PASSWORD IS IN GUEST BINDER IN UPSTAIRS LIVING ROOM.
COFFEE:
Coffee, tea, and creamer is provided to Guests. Guests are welcome to any additional supply of food in pantry or cabinets.
TOILETS:
PLEASE NOTE: HOME IS ON A SEPTIC SYSTEM: Please do not flush any items except toilet paper down the toilets. This could cause our system to back up. Thank you!
PERSONAL PROPERTY LEFT IN HOME:
If personal belongings are left behind, Guests have 48 hours to message Host to retrieve items. If possible, Host will mail your personal property to you for a $15.00+ fee plus shipping cost. The items will be held for 48 hours unless prior arrangements have been made.
EARLY CHECK-INS/LATE CHECK-OUTS:
• Early check-in will be considered if there are no Guests the night before.
• Late check-out (no later than 12:30pm) will be considered if property is vacant the following day. It takes our cleaners approximately 5 hours to deep clean the home prior to our next arrival.
• If Guests have a late-night flight, we encourage booking an additional day to accommodate your schedule.
