WHAT WE LOVE ABOUT THIS PROPERTY:
Yes, you read right, this cabin is located in the township called Fifty-Six, AR.
Total Privacy on acreage just minutes from the best outdoor recreation area in the state, many would argue: North Sylamore creek, Blanchard caverns, Gunner pool, “epic” rated mtn bike trails, ATV and hunting- it’s all here in the backyard – or close enough. Cabin has a big footprint, a large jetted tub and really fun back yard for hang out time. Unusual in our other offerings, there is a barn like structure for covered parking. And here’s something our other remote cabins do not have; a general store, gas and a restaurant a few minutes away.

But please, feel free to reach out with any questions. We love them. **Rental prices are dynamic. This means that the prices vary – determined by software – dependent on area inventory, day of week and time of year. You will not know your true price quote until you enter amount of people and the dates you are interested in.
PROPERTY LOCATION and ACCESSIBILITY:
Private cabin on wooded 5 acres located less than one mile from the Fifty-Six General Store in Fifty-Six, AR. There are gas and sundries at the general store. Also in 56 is Hunter's sit down country restaurant. Down the highway a bit west in our local award winning craft brewery, Gravity Brew Works.
The 56 Cabin has 100% brand new furnishings and fixtures and has been fully renovated for summer 2020. It is located 20 minutes from town center of Mountain View, Arkansas.
**It is the prime location for outdoor enthusiasts ready to explore Blanchard Caverns, Gunner Pool, North Sylamore Creek, hiking and ATV trails .

We love dogs! And they are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.

All our properties offer wifi that is ample for most use cases (streaming and zooms). This add-on is for those needing best-in-class.
RENTAL AMENITIES and VARIANCES:
1600 SF, sleeps up to 10; all one level. Master suite has 1 king and 1 child size futon. Bedroom 2 has 2 twins. Bedroom 3 has 1 queen. All bedrooms have private doors to the wrap around porch.

~ wifi via DSL - about 3MB - enough to stream movies
~ NO satellite or cable. You supply your own logins to Netflix, HBO, ESPN etc via Roku app on smart TVs (living room and master)
~ so /so cell phone signal here - can also enable wifi calling on your smart phone

~ central heating and cooling - supplemental wall propane heaters in event of power outage

Supplies included in fee: all bed, bath and kitchen linens for number of people contracted. Also body, hand and dish soap, trash bags, basic cleaning products + tools, and toilet paper.
Starter supplies (1 or 2 day depending on personal usage): paper towels, ground coffee , filters and sugar, laundry pods, dishwasher pods, salt and pepper, and cooking oil.
BYO toiletries such as shampoo
~~ we offer free to all our guests an EV charging station. It is a tesla level 2 (and J-1772 adapter for other vehicles). It is located on the historic town square in Mtn View AR where you can likely catch some dulcimers in action while waiting on your juice.
ABOUT US, THE BOOKING PROCESS AND FEES
We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and all live very locally to the properties.
All properties are self check-in – with key code – after 4pm. Check out is 11.
Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through.
We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.
1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.
2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.
3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees
4. Please note that 3rd party sites like AirBnB have different polices in effect. Please read their fine print.
5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.
PENALTIES:
15% anytime = 15% down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.
