Nestled in the Mid Suffolk countryside is Home Farm West, a two bedroom terraced cottage, ready to welcome four guests for a relaxing and rejuvenating break away at any time of the year.
Guests are welcome to bring a well behaved dog and or children to Home Farm West and explore everything wonderful about Suffolk.

From the front walled courtyard garden, enter the cottage into the hall, from which you'll find a WC, a double cupboard for coats and shoes and the bottom of the stairs which rise to the first floor.
To the right of the hall is a door which leads into the kitchen / dining space and on to the living area.
The fabulous kitchen really is next level in terms of cooking equipment. The cupboards and drawers are fully stocked with all the appliances, crockery, pots and pans you could need for a self catering holiday.
There's a full size dishwasher, a washer / dryer, 6 ring induction hob with large 900mm oven beneath.
The dining table comfortably seats six, beside the double doors which open to the rear cottage garden.
The living space offers three stylish, leather, two seater sofas, which surround the wood burner. There's plenty of wood available for guests to use; the wood burner warms the room quickly and creates a very cosy ambience.
The huge flat screen, smart TV is behind the living space, beside the designated work desk. There is a leather couch facing the TV and two chairs.
Wooden stairs (quite steep), with hand rail rise to the first floor where you'll find two double bedrooms and the bathroom.
Gallery Bedroom
This stunning bedroom is light and bright with two windows overlooking the cottage garden and two looking out over the front walled garden.
The super king bed sits centrally facing the newly installed wood burner, which warms the room quickly if you would like to use it.
There are drawers for your clothes and a hanging rail offering plenty of storage.
Guests enjoy the extensive book collection in this room, sitting in the leather chair beside the windows.
There are wooden stairs from the Gallery Bedroom which rise to a mezzanine where there are two single mattresses. We do not encourage sleeping on the mezzanine as there is no barrier to the bedroom below and it is not suitable fo children of any age.
Second Double Bedroom
Another well proportioned bedroom with a super king bed, storage cupboard with hanging rail and a window over looking the rear garden.
Bathroom
Featuring a huge and unique rain shower, separate bath, wash basin and WC.
A bright double aspect room with heated towel rail and storage for personal items.
Outside
The back garden at Home Farm West is south facing and fenced with a mixture of wall, fencing and hedging. It's a typical cottage garden with an eclectic variety of shrubs, pots, trees and lawn.
There's plenty of space at the long table with benches for alfresco dining.
The garden is not dog proof so dogs must not be left unattended and there is a post and rail fence separating the garden from the space which belongs to the property next door. The property next door belongs to the same owners who are in residence sometimes but ensure guests at Home Farm West enjoy their privacy.
The front walled garden is newly planted with beautiful and exciting plants, which will grow and evolve over the seasons. The little bistro table and chairs is a real sun trap in the afternoons.
Parking for two cars is on the shingle driveway just outside the walled garden.
Guests have access to the whole cottage and gardens.

Home Farm West is a short walk on a lane from the village of Hoxne. Hoxne has a village shop / Post Office and a pub called The Swan.
The closest village is Stradbroke which has two pubs, a leisure centre with public pool and an independent village shop.
There are lots of footpaths and country lanes for walks and cycling.
You'll need a car but bring your bikes and walking shoes to enjoy the countryside.
Parties and loud music are not permitted in this terraced cottage. We ask that guests are respectful to the neighbours.
1 well behaved dog is permitted on the ground floor only. Guests must clear up after their dog in the garden and keep them under control.
