This spacious home is 4 stories (basement, main, upper, and loft) and is complete with 6 bedrooms, 4 full bathrooms and 2 powder rooms, and a 2 dedicated workspaces! This house also has 2 Kitchens!! This well-equipped modern home has everything you need and more for an incredible getaway.
During Tiger Cats weekends, you will be in the hub of TiCats Country and can partake in many activities and you are within walking distance to the field.

PLEASE NOTE:
The ceiling height is 9 feet, however, the ceiling height in the basement is 6'5" including 2 of the bedrooms and one bathroom.

PARKING:
One spot in the backyard parking lot for small cars and free street parking is available for any extra vehicles.

- Rear Exit from the back patio door for emergency
This beautiful home is located in Hamilton Ti-Cat Country, right next to Tim Hortons Field, restaurants, and other amenities. All your essential needs are located within a 5km radius!
Walking distance to Tim Hortons Field, Restaurants, Department Stores and more! Quick drive to downtown Hamilton, Hospitals and McMaster University.
Guests have easy access to city transit or can get anywhere by car.
Guests reserved for 28 days or more are responsible for their own consumables after the initial reserve provided is used.

Quiet Hours: 10PM on weeknights, 11PM on weekends
- NO SMOKING inside the property. All guests must dispose of cigarette butts in a specified container and thrown out off the property.
**Smoking indoors will result in a $500.00 fine. Removing smoke smell and nicotine from the walls is an extremely time-intensive process.**
- NO PARTIES. **There is a $250.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**
- NO UNREGISTERED GUESTS inside the property at any time. All guests must be registered for liability purposes.
**A surcharge of $100.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory are scheduled and prepared according to the number of guests occupying the unit.**
- CHECK-IN & CHECK-OUT TIMES ARE MANDATORY, unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations.
**$50.00/hour penalty is applied if guests fail to check out by 11am as my cleaners are on tight schedules.**
- PARKING is available for one vehicle on the street and one small vehicle in the driveway located at the back of the house.
**Guests are responsible for any extra vehicles beyond 2.**
- GARBAGE is to be bagged, sealed in Black Bags found in the laundry room and thrown out in the appropriate bins at the end of your stay. Failure to properly dispose of garbage will result in additional charges up to $100.00 for cleaning and removal fees.
- MAIL & DELIVERY. Please note that all mail and parcel deliveries should be noted to be “left at the door”.
- LOCK ALL WINDOWS & DOORS if you are not home. Please make sure all windows and doors are closed and locked upon check-out. Ensure doors to the unit are fully closed and locked before exiting.
- TURN OFF ALL LIGHTS when not in use. Please make sure all lights are turned OFF at the time of check-out.
- MAINTENANCE AND/OR REPAIRS. Please contact me directly so I can send someone to tend to it.
- SHOES are to be left by the front door and not to be worn throughout the inside of the house.
- SECURITY SURVEILLANCE monitoring the entrance and perimeter for the safety and security of the home and our guests. Please DO NOT touch/tamper with cameras. Any evidence of tampering will result in immediate cancellation of your reservation.

LAUNDRY
- Please use conservatively. No large, bulky, or hard objects.
- Only a quarter of liquid detergent per full-sized load is necessary.
CHECK-OUT PROCEDURES
- Please wash, clean and put all dishes away. Cleaning dishes is not included in the cleaning fee.
- Please strip bed sheets and duvet covers and place them in front of the laundry machines.
- Please place all used towels and linens in front of the laundry machine.
- Please put all waste away in the appropriate outdoor bins and do not leave waste inside the unit.
- We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.
