The space
The new light filled English basement studio/carriage house (approx. 340 sq. ft.) comes with own free garage parking and is equipped with top of the line compact kitchen appliances (a dishwasher, air hood, electric cooktop, a microwave/oven combo, and food disposal), solid maple kitchen cabinets and granite countertops; tiled bathroom with full bathtub and Grohe faucets, oak hardwood floors, recessed lighting, individually controlled AC/heating and its own full-size new laundry facility. The unit features a bright entry foyer/summer lobby for your coats and luggage which can be also used as a breakfast area with a glass door overlooking landscaped steps with evergreen planters.
The garage (fit for a regular sized sedan/crossover but not an SUV also provides additional storage space and contains a private laundry facility and the full-size second fridge, which makes the unit an ideal vacation residence for car owners who wish to have easy access to their home while exploring DC area by car.

A pullover twin sleeper available upon request to accommodates a child or a small adult and placed into the den, if a separate sleeping arrangement is preferred.

Guest access
Check-in after 3pm, check out by 10 am. The entrance to the unit is from the well-lit back alley. It is a drive-in unit which includes a fully enclosed garage with an automatic door. The unit features a bright entry foyer for your coats and luggage which can be also used as a breakfast area with a glass door overlooking landscaped planters. The outside area beyond the studio summer lobby/patio belongs to the main house.

A 1br 680 sq. ft. newly renovated English basement apartment available on a block closest to the ZOO. We are located 11 min walk to metro, convenient to Convention Center, White House, 3 min walk to the Zoo, Mariott Wardman 20 min walk, Adams Morgan 7 min walk.
Perfect for a couple or 2 individual travelers (2 beds with real mattresses, a queen in the bedroom and a full daybed in the living room). The bedroom queen mattress is medium to soft, the living room full mattress is medium to firm, allowing travelers to pick the sleeping arrangement that fits best their needs.

PARKING:
Parking is free and not limited in our zone between 6pm and 9am; it's limited to 2 hours any other time. Guests staying longer than 1 week will be able to obtain a free guest parking permit that allows to park in our zone without restrictions. For those staying shorter terms, a free parking spot will be offered 5 min drive away, where the car can be left for the duration of the stay.
Interaction with guests:
In many cases, we will meet you to provide access to the accommodation, but we will also send clear instructions how the key can be retrieved at the property. The listing is efficiently run family business, with a "same day response policy" (the manager lives nearby). No third party agents or automated voice messages – our guests can receive immediate response to their inquiries by texting or calling us.

The damage deposit for stays longer than 20 days is $500 and may vary depending on the number of the party, or for especially long stays. Please, contact us in advance to receive a special offer for longer stays with damage deposit adjusted according to the duration of your stay. Tenant screening and income verification applies to all stays exceeding 30 days.
All stays exceeding 2 weeks are subject to the “utilities allowance” policy: the guest pays utilities against a pro-rated utility bill if the billed amount exceeds the “utilities allowance” agreed upon with the host at the time of the booking
Strictly no party/gatherings, non smoking unit (inside the unit or on the patio). Only guests indicated in the reservation can visit/stay at the unit, subject to max occupancy.
The patio cannot be used for gatherings, outside dining or smoking: it's meant to provide spacious landscaped access to the unit and to accommodate decorative planters, property cleaning tools and guests' bicycles.
Guests are not expected to do any cleaning, but instead to treat the property with reasonable care following basic sanitary rules, and avoiding damage to fixtures and appliances. We are asking the guests to kindly notify the host of any damages/malfunctions discovered upon arrival, in order for us to ensure proper maintenance and good quality services for all future guests. The guest is responsible for any damages that may arise as a result of his stay.
By booking this accommodation the guest agrees to waive any tenancy or homestead rights under DC law, and acknowledges that any consideration paid to the host represents a fee for hospitality services.
