The panoramic views are sensational. Watch bald eagles & blue herons fly above the water. Spot beaver playing near the shore across the cove. Enjoy this conveniently located, 1.6-acre property on 160 feet of water frontage with stairs to a private dock. Kayaks await you there (April-October) for a peaceful paddle in the cove or lake. (Note: The 72 stairs leading to the dock are steep.) The house sits 50 feet above the water which helps magnify the views. Lake Chapin, a 600-acre lake, is a desirable SW Michigan fishing destination and all-sports lake.
The updated, fully stocked kitchen features a Thermador range, commercial refrigerator/freezer & microwave. Large glass sliding doors in the main living/dining area capture the stunning view & sunsets. Our updated, full, main bath offers the convenience of a washer/dryer. Relax in screened-in porch with amazing views after a day on the water or continue the outside fun into the evening with hotdogs & s'mores around the outdoor fire pit.
Relax in the hot tub with a great view of the lake. (Hot tub is serviced on Mondays by a local spa company).
The open floor plan kitchen & main living area open onto an inviting screened-in porch.
The primary bedroom contains a king bed. A queen bed occupies the 2nd bedroom, while the 3rd bedroom contains 2 twins.
There is one full bathroom with tub/shower combo and double vanity, with a washer/dryer. There is a second powder room near the kitchen.
Rental agreement and security deposit: When you go through the booking process, you may receive a message with a link that takes you through digitally signing our rental agreement and then may ask for a security deposit on your credit card. The security deposit is a "hold" that would only be used for egregious or willful neglect or abuse of the property. The deposit will generally not be required unless the guest has no reviews or less than 5 stars.
Check-out expectations: check-out is at 10 on the day of departure, and the only things our cleaner asks are to leave the beds unmade, take out the trash, and load/start the dishwasher. If the grill is used, please clean after use when hot. If the fireplace is used, please remove ashes to the metal bucket next to the fireplace tools.
Some notes about our property you should know:
The house is about 40-50 feet above the lake. The slope down to the lake is steep but mostly covered with trees and foliage, but young children should be monitored closely and never left unsupervised on the stairs or dock area. The stairs to the lake are in good shape but they are steep and require caution and agility.
The hot tub is rated for 5 adults. Please wash with soap and water before using. We always have our children use the bathroom before entering the hot tub as it can be quite expensive to change out the water if contaminated ($250). The lid is secured by 4 clips, 2 on the right and 2 on the left. After unclipping, fold the lid over the bar to the right, then the whole lid can be pushed off to the right side of the unit. If water splashes out so jets are exposed, please add water with the hose so they are covered and let the host know so additional chemicals can be added. Please follow the posted hot tub safety rules.
There is an inherent danger in being on a lake so prudence and vigilance should be used. Additional hazards include poison ivy on the slope, mosquitoes, and other naturally occurring insects and wildlife, so come prepared! Despite the screens, mosquitoes or other bugs may find their way inside. We have a pest service who regularly services the property.
At least 2 kayaks will be available for use at your own risk from April to October. If more are desired, please check with host.
There is no lifeguard on duty so swim or use the lake at your own risk.
The dock area has a boat lift and jet ski lift available for use, but they are vintage and only accommodate smaller watercraft. There is also a pontoon dock that is tied on the other side of the jet ski lift.
There is high-speed internet but no traditional cable tv. There will be a smart box such as Apple TV or Xfinity interface where you can access most apps like Netflix, Prime, YouTube TV, etc.
The lawn service will generally be done on Sundays or a day or two before your arrival. If the lawn grows especially fast during your stay and you desire an additional cut, we will see if we can accommodate.
House Manual:
Check-in/Check-out: Check-in time is at 4 PM on the first day of your reservation. Check-out is 10 AM on your final day. Early check-in or late check-out may be available but occasionally cannot be accommodated. You will receive a code to the lock which will be active during your reservation.
Check-out duties: Leave beds unmade, take out your trash, and load/start dishwasher. Dock area should be left as you found it, and grill should have been cleaned (wire brush) when hot after use.
House problems: The house is over 50 years old, and even though we have updated much of it, you will find plenty of things that are vintage and may malfunction from time to time. The guest should notify the host within 3 hours of discovering any problem with the house, pest issue, or cleanliness issue so that the host can attempt to rectify any problem or arrange an alternative solution.
Parties and events: No parties or events are allowed ($500 fee and eviction can result).
Smoking: No vaping or smoking (cigarettes, marijuana, etc.) or any illegal substance on premises. ($500 fee and eviction can result).
Pets: No pets are allowed. If there is any damage from a service or support animal, guest is responsible for damages plus $250 cleaning fee.
Property Access: No unregistered guests. The garage, basement and any locked closets are not to be entered by guests.
Garbage/recycling: Trash goes in the brown bin outside, and recycling goes in the bin with the yellow lid. Trash day is Thursday. The host will put the bin on the street the night before unless the guest prefers to do it themselves. Recycling is twice a month on a Monday, so host will communicate with guest about getting the bin out the night before.
Hot Tub: Please follow all posted guidelines. There is a $250 fee if hot tub becomes contaminated requiring cleaning (actual cost to the service provider).
Respecting neighbors: While loud noises are best avoided, please pay particular attention to keeping the noise down at night after 10.
TV/Internet: The password will be sent to the guest at check-in. We have an Apple TV interface to access Netflix, Youtube TV, Prime video, etc. Please use your own credentials to sign in to these services. Cable TV is not provided. Internet is not guaranteed, as from time to time Comcast service fails (in the past 12 months, I am aware of 2 times where the outage was less than 12 hours). The Apple remote may take a minute to figure out how to "select" and "enter", please refer to online instructions/illustration.
Heating/AC: There is a Nest thermosta to the right of the fire place. Please be considerate of energy usage (particularly when you leave the house).
Laundry: There is a washer and dryer in the main bathroom. Please change the lint between dryer loads and generally take care of the machines.
Safety: No open flames (candles, lighters, etc.) inside the house. There is a fire extinguisher in the kitchen. There are smoke and carbon monoxide alarms.
Plumbing: We are on a septic system. Please don't flush anything down the toilets other than normal toilet paper. Flushable wipes can clog the plumbing resulting in expensive damage and repairs. The water heater is a 40-gallon unit that should provide plenty of hot showers but is not unlimited.
Parking: There is plenty of room for parking.
Firepit/wood: There is a fire pit in the backyard. Wood can be purchased from many area stores/roadside stands. Please use good sense. The fireplace inside has decorative candles.
Dock/kayaks: The stairs are steep leading to the dock, please use caution! The dock is at the entrance to a cove frequented by many local fishermen. We store our kayaks on the dock. They are bulky and can be difficult to launch. Please use good sense when on the lake. Michigan law states flotation devices must be in boat. We have a boat lift that doesn't work great and a jet-ski lift. If you are bringing your own watercraft, please check with host to see if the lifts will accommodate your vessels. Swim and kayak at your own risk. Available from April to October.
Linens: Each bed will be made with clean linens. Extra blankets are available in the closets.
Children: Children are welcome, and for their protection cleaning products are stored in upper cabinets. Children must not be left unattended as the stairs to the lake are steep and lakes can be incredibly dangerous for children. Drownings happen every year. There are potential hazards in the house including outlets, breakable lamps, etc so children should be monitored closely.
Damage: Normal wear and tear is expected, but damage to the house or furniture as a result of guest (or visitor) negligence or abuse will be billed, including loss of use of the property.
Travel insurance: Guests are encouraged to purchase travel insurance to cover life events that may interfere with travel plans.

Lake Chapin: The nearest public launch for motorized watercraft is in Buchanan.
Mountain Biking: Andrews University trail system is open to the public. The trailhead is located on Campbell drive a few hundred yards before the retirement center at the end of the road. In addition, there is a bike path connecting Niles to South Bend.
