Located 10 Minutes from Pearson Airport and 20 Minutes to down town Toronto core. 5 minutes to many 5 star Restaurants. Edenbridge Humber Valley is arguably the best neighbourhood in the west end of Toronto. Many parks and trails right in the neighbourhood. The home is located in the St. George's Golf and Country Club community where 2022 Canadian Open was just held in June. 5 Minutes to the Royal York Subway Station . Public Transit steps away.

4 Level Side split Modern Home
4th level has 3 large bedrooms boasting 11 ft ceiling height with queen sized beds plenty of closet space and TVS , 1 of the bedrooms has its own ensuite and the other two bedrooms share a large bathroom. The 4th level also has a laundry room with a laundry sink and washer dryer .
3rd Level also know as upper main boasts a 16 ft ceilings in foyer , powder room , front hall closet , kitchen and dinning , living room all boasting 12 ft ceilings , hidden pantry and 16 ft glass doors to look at the sunsets behind Allenhurst park landscape. From the kitchen you can sit on the deck by the gas fire table or BBQ dinner .
2ND Level is known as the lower main this floor is taken up by a large master bedroom with king size bed , 65" TV , open concept ensuite with 8ft double vanity , plenty of closet space and a walk out door to the back yard , the garage access is from the 2nd level . The Garage has two 50A car charger plugs for your electric car to plug in . The garage has apoxy flooring and slot walls with organizers .
1st level or basement has an open concept area for young kids to play or a quiet place to work , it has a mechanical room , a gym , a 2nd laundry room , and a 5th bedroom with a double sized bed and it's own ensuite .
The property is 75x150 has parking for 6 cars . It's secured with an 8ft fence .

The home is located at the corner of Edenvale and Royal York situated on a 75x150 lot backing on Allenhurst Park .
Royal York is an active road with bicycles , cars and trucks. It's a Toronto vibe but nothing to worry about. We thought of all the details During construction we installed a sound proof panelling around the entire home before drywall . This keeps the home quiet and comfortable. The home has a two stage two zone furnace which controls temperature and humidity levels very accurately . The 1st & 2nd floor are controlled together and the 3rd and 4th are controlled together. If your staying during the winter you'll be able to take full advantage of the heated floors . The entire master bedroom 2nd floor is heated , the entire basement floor is heated , and all the bathrooms and front foyer through out the 3rd and 4th floor are heated . Don't worry about stairs , it's literally 6 steps per floor .
All showers have a bench seat in them with rain shower heads and a hand held . The water is a tankless hot water so don't worry about running out of hot water and all water including the garden hose water is filtered . The drinking water is filtered and re mineralized right at the tap in the kitchen. Scrap soft foods food can go inside the garborator to avoid a stinky bin outside . There is a gas BBQ , Gas Stove , Gas fire table on deck , dishwasher , large built in fridge , bar fridge , coffee maker and more stocked in the kitchen , pantry and outside deck . There is two full laundry rooms with a washer and dryers . With both sets of machines you can easily run your families laundry with no wait time.
Cleaning service will be provided weekly. On Fridays .
Lawn Care is every Wednesday .
Snow will be removed when needed .
