Villa Emilia is a beautiful detached property on the edge of the medieval village, Sant Angelo in Pontano. The villa is approached through electric gates and set in its own gardens which are fully fenced and secure. Upon parking you walk through the lemon grove into a formal garden to the front entrance. You enter via a large reception hallway. Off this is the fully equipped kitchen, dining room, lounge with French doors onto the walled terrace, utility room and downstairs WC. The staircase then leads to the first floor. Here is the library with French doors opening onto a balcony with bistro table and chairs. Off the library is a double bedroom with dual aspect windows. There is also a family bathroom on this floor with hydro massage shower. (There are two further rooms on this floor which will remain locked as they are the owners personal rooms) The staircase then leads to the second floor where there is a sitting room with TV and DVD player. There are also three further bedrooms and a family bathroom with bath and shower. Off the staircase are doors leading to a roof terrace with spectacular views where you can sit with a glass of wine to watch the sunset or star gaze. Back on the ground floor through the lounge where there is a 50” smart TV and comfortable sofas for you to relax. The French doors open onto a walled terrace with table chairs and additional seating. There is a BBQ, seperate hob and gas pizza oven for you to enjoy Alfresco dining. To the side is the kitchen garden with an abundance of herbs. There are also steps leading down to a cave which although locked you can see inside. Off the terrace is the formal garden with lemon grove at one end with additional table and chairs for dining and several seating areas. There are steps leading to the pool area (please note the pool is a splash pool and only intended for cooling off and not training for the olympics) around the pool are sun loungers, seating and a summer house with more seating and exercise equipment. At the back of the summer house is a fenced area with a few chickens. The pool guy will feed and water when checking the pool but you are welcome to collect the eggs for your use. Beyond the pool is the orchard with an abundance of fruit, nut & olive trees.
Sant Angelo village is approximately a 10 minute walk. There are three bars, three restaurants, butcher, bakery, pharmacy, supermarket, ATM & post office. There are several festas on in the village through the year. There are also several villages within a 20 minute drive to explore. You can reach the coast in approx 40 mins and the ski slops in 35 mins both offer wonderful restaurants. You can choose between sand or pebble beaches. There are also several lakes all within an hours drive. There is also a nature reserve and Roman Ruins 15 minutes away.Could you please note that when we are at the house we do have a Cat and Dogs which we take with us so will not be at the property but there will be animal hair about the property so I only mention this if you have any allergies to pets.
