CANCELLATION POLICY Traveling to the Sierra Mountains at any time of year has inherent risks and uncertainties such as public health policies, unexpected or forecasted snow/weather, variable air quality, fires and other natural disasters, road conditions, traffic, personal health or events, eviction due to guest violation of the rules and policies for the property, and other circumstances beyond the property owner's control. As such, guests are hereby instructed to mitigate their financial responsibility risks by purchasing "cancel for any reason" trip insurance. Our cancellation policy is STRICT: maximum refund of 50% when cancellation is made no less than 60 days in advance. Depending on the platform, you may have to pay a 4 percent cancellation fee that the credit card processor does not refund for any cancellations.

=== 6 ==== INDEMNIFY AND HOLD HARMLESS - MOUNTAIN ENVIRONMENT This home is located in a mountain environment. Guests are required to be prepared for all mountain environment conditions, including but not limited to possible exposure to slippery, uneven, unpredictable ground conditions; falling pine cones and other nature events; bears, coyotes, bobcats, raccoons, squirrels, insects, and other wildlife; dogs on or off leash; and every other mountain environment condition. Occupancy of this property is predicated upon every guest indemnifying and holding harmless, the property owner for any results of exposure to or contact with mountain environment conditions.
=== 7 ==== GARBAGE AND RECYCLING DISPOSAL Disposal of garbage and recycling MUST FIT IN THE CANS WITH THE DOORS COMPLETELY CLOSED AND LOCKED, in the large, metal, bear box at the bottom of the driveway. If the volume of garbage does not fit, guests must take the excess garbage offsite. Fines for excessive garbage range from $200 to $500. Fines for leaving the bear box doors open or garbage anywhere outside of the bear box start at $1,000 per incident and may exceed $5,000. Such fines will be immediately deducted from the guest's deposit.

Check-in and out times can be flexible... ask! Usually during the holidays or summer months, that may not be possible, but again please reach out and ask.
